Performed Precision AC tune up on First Floor and Second Floor systems. Both Aprilaire 413 Filters were excessively dirty and needed to be replaced. Tested electrical components on both the indoor and outdoor units. Found the Hard Start Capacitors for each outdoor units are corroding which indicates that they failing. Recommend replacement of both the 88-108 Mfd Start Capacitors with Starting Relay. Measured Air temperatures on each system. Adjusted fan speed settings to increase Air Flow for each unit. While testing systems the drain lines for each system are gravity drains into a stand pipe behind the water heater. The standpipe started to back up and overflow which is the cause of the water on the floor. This standpipe needs to be snaked to clear the blockage or it will continue to overflow. There is no access to clean out the Condensation Drain Pipes. Recommend installation of EZ Traps onto both AC Units to allow better access to clean the PVC drains.
