(2) Plan member AC Maintenances: 2.5 Ton R22 System (Second floor) 3.5 Ton System (First Floor) Both 16x25x1 filters: Good Measured temperature splits. Measured static pressure. Checked condition of all coils: Good Tested condensate drains from evaporator pan of each system. Checked condensate pumps. Checked all wiring, controls, electric motors and components. Checked refrigerant pressures and diagnostics. Found 5uF indoor capacitor at 2nd floor furnace reading low. Recommended replacing as likelihood of failure is high and failure would result in a no heating or no cooling situation. Emailed estimate. Both AC systems are operating well at the time of this maintenance.
