Performed precision a/c tune up on (3) Trane a/c systems. Replaced (1) 16x24x1 air filter. 20x20x1 and second 16x24x1 air filters are clean. Found first floor gas furnace completely rusted out inside. A/c low voltage wiring is also bare outside, recommended replacement of first floor gas furnace and a/c system. Also found basement a/c flat on r-22 and tripping breaker to outdoor unit, also recommended replacement of this system ( homeowner is not as concerned with this a/c). Checked temperature split one all systems. Found now drain protection on second floor system recommended ez trap. Also found burnt and pitted contactor. ( homeowner does have a home warranty company and will see what will be covered). Checked refrigerant pressures and temperatures at indoor and outdoor units. Tested all capacitors. Homeowner will let us know what his next move will be.
