Arrived onsite for ac service. System is not keeping up with heat demands. Performed diagnostic. Found fault in heat Exhaust system with a noisy fan motor and fault in voltage enhancement system. Found fault in refrigerant system. Measure phased out R22 pressures at 62/99 with 8 degree super heat and 14-17 degree temperature drop. But system measures consistently fluctuated on the approach measurement and the high side pressure. There is an indication the refrigerant system has air or non-condensibles in the piping. Inside the air handler found fault in the heat exchange media as it is significantly rusted. Observed significant amounts of organic growth. Observed fault in the blower motor as the seals have failed and lubricant is covering the wires. The system has used over 97% of its life expectancy. Recommend upgrading system due to age, performance, and condition.
