Arrived onsite for maintenance for one gas fired steam boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment: performed a visual inspection of all electrical and inspected all external water components such as automatic water feeder, fill valve, backflow preventer and pressuretrol. Completely drained boiler due to clogs. Found clog in the pigtail. Cleared clog. Found clog in the site glass valves. Cleared clog. Cleaned site glass. Cleaned flame sensor. Confirmed operation of the low water cut off and the automatic water feeder. Measures 4.5 gas pressure on the intake from gas meter; The outlet gas pressure was measured at 3.44 psi. Completed combustion test. Confirmed everything is operating and heating properly at this time. Set thermostat temperature to 60 degree as instructed by homeowner.
Arrived onsite for no cooling service call. Follow up from previous technicians visit. Found the system low on refrigerant and water in the emergency pan. Homeowner showed me water damage to the bedroom ceiling.
Arrived on site for no cooling. Customer lead me to air handler. furnace metal flute was completely off unit. Turned off gas feeding unit. Air handler coil panel was barely on, only being held by 2 screws. Txv was fully frozen. Standing pressure of Refrigerant was 101. Informed customer we would have to do a leak test and add refrigerant. Customer is calling previous company that installed unit so a solution. Customer acknowledged information and signed off.
