Showed up late, poor communication

Technician showed up an hour and 15 min late, shrugged shoulders saying he had a long drive across town. Said it would take him an hour for the check-up on the AC, but he'd try to hurry. He was done in less than 15 minutes so I question how thorough he was. Did not review any of his findings. Did not ask if I had any questions, but asked if I wanted to renew my yearly check-up ... and I said definitely not. Also, was not contacted about my yearly AC check-up until August ... at the tail end of the summer. If I had problems with my AC, they should have been doing check-ups early in the season. In the past, the technicians have been wonderful, but this guy was awful.

Arrived to do a performance maintenance. Started inspection outside and verified operation of all mechanical and electronic components of the condenser. Checked the condenser for cleanliness. Moved inspection inside and measured a temperature split between return and supply air. Performed an enthalpy calculation and found that the system was not cooling at maximum capacity. Measured power consumption of the blower motor and checked system for cleanliness. Rinsed coil free of debris. Performed a final calibration on the systems refrigerant charge. See estimates for recommended repairs. Air conditioning system is functioning properly at this time.

Arrived at customers house to perform routine tuneup. Checked all electrical components and they were operating within manufacture specifications. Checked refrigerant levels which appeared low. The outdoor coil was very dirty so I performed an ECC and also re-leveled the unit. After cleaning the outdoor coil, I rechecked the refrigerant levels And they were well within the proper settings. Checked static, which was a bit high however, supervisors will be scheduled to make a visit. Thank you for choosing LBA!

Brought the pressure up to 250lbs, and searched for the leak in the evaporator using bubbles. The evap coil was exposed and the bubbles were applied to everything including both circuits, thermal expansion valves, cap tubes, end elbows, line sets next to the unit and outside at the condenser. I was unable to detect a leak using the bubbles. I did release the nitrogen (down to 50psi equalized) after the leak search and opened the low pressure switch circuit for the #1 compressor. This was done to protect it from starting while it has no refrigerant. AHU m/n TAA240S4D-1Y S/n 5616B05048

During this visit I discovered that compressor #1 was not operating due to a low pressure safety switch (18psi). I checked the schrader valves and braze joints outside. The inside braze joints, capillary tubes and the coil elbows that were accessible were checked. I did find that the evap coil is leaking refrigerant. A video was taken and is in service titan. Tech notes: ahu m/n TAA240S4D-1Y s/n 5616B05048 age (7yrs). Lennox Condenser m/n TSA240S4, s/n 5616A10167 age (7yrs) Lennox **** while the ahu is from 2016, there is history of this exact problem occurring in 2020. ****

Arrived to install the fm2 remote mount UVA UVB & UVC light system. Determined mounting points for the separate bulbs and the ballast. Cut protrusion holes in the ductwork for the bulbs. Applied insulation tape around the holes and mounted the two bulbs. Mounted the ballast and cut away any excess insulation tape. Ran wires as out of sight as possible and wired the system to the furnace control board. UV lights will only come on when the fan is in operation. Applied power to the furnace and tested system operation. Furnace and UV system are functioning properly at this time. Arrived to do performance maintenance. Inspected the condensation drain line for flow. Inspected system air filter and replaced the filter media. Verified operation of all mechanical and electronic components in the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked system heat exchanger to ensure proper venting of flue gas. Checked air conditioning coil for cleanliness and to see if there are any restrictions to airflow. Found that the underside of the air conditioning coil has bacterial growth present. Recommended installing a UV bulb to remove any bacterial growth. Analyzed the combustion gas to ensure safe and efficient flame. Performed an electronic gas leak search. Cleaned the exterior of the furnace and water heater. With homeowners approval reached out to the office to order the remote mount bulb and once parts arrive will reach out to the homeowner to schedule a time for installation. On Wednesday, December 28, 2022 at about 1 PM company came out to just open the main line by cabling and run a Camera inspection. There was one tree route intrusion right at the foundation we got it open the line is flowing it’s for a friend of mine so he actually didn’t want any repairs at this time but will definitely always call us back

Company arrived Wednesday, December 28 of 2022. Customer is having issues with the main drain backing up. Upon arrival company observed the customers plumbing and determine the best point of access to perform the main drain clearing special. Company cabled the line from the customers garage main stack. Company cabled approximately 75 feet and back and then preformed a camera inspection. Upon completion of the inspection company discovered a large root ball. Company switched head to remove the rootball and inspected the line again. Company can conclude the line is open and flowing at this time. Company came out for after hours drain emergency on floor drain for new install furnace not functioning. Company removed clean out cap drain cleared open. Bottom of trap full of rust company vacuumed trap debris out drain fully functioning. Last company cabled drain 25ft no issues smooth draining. Company will need to return to replace drain cap technician did not have 1 1/4 rubber plug for clean out replacement.
