Jesse did my annual furnace tuneup yesterday. He came early in the 4-hour appointment window, and was finished in well under an hour. In four years I've never had any trouble with the furnace or air conditioner they installed, and this year he even said my filters didn't need to be changed. The technicians always clean up afterward, and scheduling service is easy. Highly recommend!
LBA first saved my chilly butt three years ago when my furnace went out. In January, of course. 24 hours later, I had a new system that's saving me lots on utilities. Five months later they replaced my entire sewer line in 3 days with a lifetime guarantee against tree roots. Since then, they've only had to come out for scheduled maintenance and filter changes, but every time, the technician is on time, courteous, and professional. LBA may be a little pricier than some companies, but I think you get what you pay for.
I performed the cooling inspection for the RTU'S. I found the systems to be operating within factory specifications. I replaced a worn blower belt for RTU #1.
Completed annual heating tune up, today I found a fault in your voltage enhancement system, customer decided to go with bandaid repair at this time, everything else tested as it should at this time, thanks for having me out today, Eli
Navien heater for dishes not functioning . I read code as E003 , i pulled ignition rod and cleaned . Reinstalled rod and fired heater over , heater continued to run with no issues , should be ok at this time . Didnâ€™t throw any other codes .
Returned to replace both worn belts for the kitchen exhaust hood and replace the economizer logic control and enthalpy sensor for RTU #1. The economizer is now operating properly and is in the closed position during cooling mode when the outdoor ambient temperature is 55 degrees or higher. I adjusted the proper belt tension for the exhaust hood.
Tankless heater not working , disassembled heater, found several issues , also found heat exchanger leaking , called manufacturer and got warranty replacement . Returned and installed new warranty heater in place , fired heater up and tested , all working good at departure . Spoke with Kevin via phone and explained the way our warranty procedure works , when we receive credit for heater from supplier , we will pass credit onto customer. Kevin was ok with this .
Checked two Frost Tight portable 500,000 btu natural gas heaters for operation. Cleaned the burners, spark and flame rods. Started the units ane verified operation. Service was requested by Kevin.
I conducted the scheduled cooling maintenance for the rooftop units, exhaust hoods, make up air system and refrigeration equipment. During the inspection, I found both belts for the kitchen exhaust hood are cracked and worn and should be replaced. I also found that RTU #1 economizer has failed and the economizer is stuck open allowing 100% outdoor air into the system when it should not. This is causing a poor temperature difference across the evaporator coil because instead of the condition air being the return, the outside air is the return.
Performed the scheduled cooling maintenance for the roof top system. The system is operating within factory specifications.
Estimate is to rebuild leaking relief valve on backflow preventer and removing added hose connection at wye strainer . Job is bid to be completed after normal business hours .
Installed capacitor as bid other units were incorrect readings unit #4 now operating well.
the hole for the condensate that was drilled went up at a slight angle. I chiseled the whole open so the pipe would sit at the bottom, and have a downward angle and drain properly I also insulated the pipe so it wouldnâ€™t condensate. The unit is draining properly
Installed 1.5 ton split system and checked operation now operating well.
Conducted preventative maintenance on 5 Lennox RTU systems. Inspected all electrical and mechanical cooling functions. Inspected condition of the blower wheel, belt, and pulleys. Inspected all cooling temperature. Cleaned outdoor coils, and flushed all condensate drains. All filters have been replaced. All deficiencies have been quoted and submitted for repairs. **Unit #3 was noted with a capacitor out of tolerance on the check out sheet. This is incorrect, the capacitor is operating properly at this time.
Found failed capacitors on front split system covering front office replaced compressor and fan capacitors and removed hard start kit system now starting correctly if problems with starting occur hard start kit can be installed.
Upon arrival found both units operating well and that thermostat would turn yellow on activation of second stage both operating with 22-23 degree splits took pictures of roof for customer.
