Jesse did my annual furnace tuneup yesterday. He came early in the 4-hour appointment window, and was finished in well under an hour. In four years I've never had any trouble with the furnace or air conditioner they installed, and this year he even said my filters didn't need to be changed. The technicians always clean up afterward, and scheduling service is easy. Highly recommend!
LBA first saved my chilly butt three years ago when my furnace went out. In January, of course. 24 hours later, I had a new system that's saving me lots on utilities. Five months later they replaced my entire sewer line in 3 days with a lifetime guarantee against tree roots. Since then, they've only had to come out for scheduled maintenance and filter changes, but every time, the technician is on time, courteous, and professional. LBA may be a little pricier than some companies, but I think you get what you pay for.

Main water line found to have a leak and dripping onto the ceiling tiles. Bolt on water line connections have been torqued down, and gaskets have been sealed. Water line is not leaking at this time.
Carrier RTU system not keeping up and cooling properly. Found the outdoor condensing coil to be dirty with debris, not allowing for proper heat rejection needing for cooling. Outdoor coil has been washed, unit is operating properly at this time.
Completed annual cooling tune up, customer was unable to renew today, everything tested as it should, I recommended having Coil chemical cleaned but customer declined at this time, thanks for having me out today, Eli

Completed annual cooling tune up, found that system was low on refrigerant and recommended replacement, customer decided to go with bronze option, everything else tested as it should at this time,
York air conditioning unit found not cooling properly. Unit has a refrigerant leak and has no charge at this time. Leak searched the unit with electronic leak tester. Tester could not detect any leak on the indoor or outdoor coil. Dry nitrogen pressure test shows the unit to be leaking 10PSI /HR. Unit will need to be further leak searched with an ultraviolet refrigerant leak kit to locate the leak. Price for leak UV leak search has been quoted.
I arrived to find that the boiler pressure was at 30 psi in the pressure relief valve was dripping. I relieved the pressure and turn the boiler on. With the boiler heating, the system was reaching 30 psi of operating pressure and the pressure relief valve was opening. I suspect that there is an issue with the expansion tank not absorbing the The water pressure as it heats and expands. The house is being sold as is and the customer will need to think about the repairs that need to be made. I quoted $1400 to abandon the steel expansion tank and install and bladder type expansion tank with an air separator. I also quoted $625 to drain the system so I can further diagnose why the water is not getting to The steel type expansion tank.
Arrive to find a faults in the exhaust removal system. Left quote for repairs. Customer is thanking about the repairs or replacement of the system. Will take $89 off of repair if repairs are done by next Friday April 19th 2019. Unit is running but not operating properly at this time.
