Jesse did my annual furnace tuneup yesterday. He came early in the 4-hour appointment window, and was finished in well under an hour. In four years I've never had any trouble with the furnace or air conditioner they installed, and this year he even said my filters didn't need to be changed. The technicians always clean up afterward, and scheduling service is easy. Highly recommend!
LBA first saved my chilly butt three years ago when my furnace went out. In January, of course. 24 hours later, I had a new system that's saving me lots on utilities. Five months later they replaced my entire sewer line in 3 days with a lifetime guarantee against tree roots. Since then, they've only had to come out for scheduled maintenance and filter changes, but every time, the technician is on time, courteous, and professional. LBA may be a little pricier than some companies, but I think you get what you pay for.

Checked air filter, took heat rise, performed combustion analysis for oxygen levels in fluegas, CO levels in Flu gas, and flu gas temperature, clean the flame sensor, pulled and clean the burners, Polled and clean the blower motor, inspected heat exchangerâ€™s. Furnace is working properly at this time.

Performed full heating maintenance. Checked temperature rise and mechanical and electrical components. Changed filters. Issues with water draining into inducer motor of downstairs unit 1. Recommend a technician come to further diagnose. I disconnected the unit before departure.
I preformed a whole home plumbing inspection for the customers and found only one issue. The water heater was 33 years old and needs to be replaced. The water pressure is at 75 psi.

To remove warrantied tankless unit and replace it with like model provided by Navien. Includes valve updates, leak testing, and operation testing. Includes two plumbers to safely remove, and then install, wall mounted tankless unit. Also replaced thermal expansion tank.
Today I completed your annual cooling tune up. I recommended having outdoor coil chemical cleaned but customer declined at this time. Everything else tested as it should at this time
Upon arrival burn marks could be seen on outer panel of Navien water heater. Immediately turned off gas and water and by-passed unit. Right hand unit is currently feeding dish sink and hand wash sink at 120 degrees. Upon opening unit found sight glass on burner chamber to be blown out. This allowed heat to escape and burn outer panel. Checked venting Checked orifices Checked gas pressures All were correct. Contacted Navien and will send estimate when and if any warranty is verified.
Customers 6 gallon water heater in ceiling above bathroom is currently not working customer claims heater is only year to two years old. After further diagnosis water heater manufacture date was November 2018. Customer does have power going to unit itself Believe that lower element is broken not allowing connection to be made. Going to give estimate on replacement element and thermostat as well. If issue continues recommend replacing whole unit itâ€™s self going to give estimate for unit replacement as well. Also if customer wants to go through warranty, company will just charge hourly and material for any repairs. If customer decides to go with company on replacement or repair customer will have to verify electrical turn off for heater itself.
Conducted CPMA on all (2) cooling equipment. Inspected all electrical and mechanical cooling operations. Inspected all motors and capacitors electrical tolerances. Inspected condition of the blower wheel, and belts. Cleaned all outdoor coils, and replaced all filters. No deficiencies were found, unit operating properly.
Companies upstairs womenâ€™s and menâ€™s restroom toilets were not flushing. After Further investigation went downstairs and saw that lines are ran in casting iron Running across the ceiling for approximately 50 to 70 feet till they drop down to lower level. 4 inch cast was clogged in ceiling not allowing upstairs toilets to flush. Had to pull womenâ€™s handicap stall rest room toilet in upstairs and run large sewer machine with 3 inch cutter blade through line itself hit multiple rough spot and blockages in line opened up after hitting blockage approximately 55 ft in then ran cable out additional 10 to 15 ft. Also notified point of contact that womenâ€™s restroom toilet in handicap stall has hairline cracks on base now customer is aware also notified customer that drain in menâ€™s restroom shower is leaking into lower tenants office. After running multiple amenities with water continuously for 15to 20 minutes can conclude that line is open and flowing at this time. Customer will have
