Jesse did my annual furnace tuneup yesterday. He came early in the 4-hour appointment window, and was finished in well under an hour. In four years I've never had any trouble with the furnace or air conditioner they installed, and this year he even said my filters didn't need to be changed. The technicians always clean up afterward, and scheduling service is easy. Highly recommend!
LBA first saved my chilly butt three years ago when my furnace went out. In January, of course. 24 hours later, I had a new system that's saving me lots on utilities. Five months later they replaced my entire sewer line in 3 days with a lifetime guarantee against tree roots. Since then, they've only had to come out for scheduled maintenance and filter changes, but every time, the technician is on time, courteous, and professional. LBA may be a little pricier than some companies, but I think you get what you pay for.
Performed the preventive maintenance for the heating season. I checked the amp draw of the blower motor and inducer motor, I made sure that the blower wheel and belt were in good working condition, I took readings of the capacitor to make sure that it was within the manufacturer's recommended tolerance, I looked over the heat exchanger to make sure there were no cracks or holes, I took a temperature split reading and I changed the filters. RTU 4 is missing the draft motor relay so the unit is not operational for heating. RTU 1 & 2 have holes in the heat exchanger and have previously been disabled for heating. Spoke with marianne and the Customer is not interested in repairs at this time.

Upon arrival found that there was possible issues with a refrigerant repair that had been performed previously causing the refrigeration pumping system to fail. Due to the age and condition of the system customer is going to look into replacement of the system itself. Also diagnosed an issue with the heat pump water heater will return A call to the customer as soon as the manufacture gets back with us upon availability of parts. Plumber collected trip charge at this time
UPDATE I have replaced contactors in both RTU 01 and RTU 02. After replacement I cycled both units to assure proper function of the units. On RTU 02 I have tightened and aligned the blower belt, cycled unit and all operations are within manufacturers specifications. This is for the replacement of 2, 24v 3 pole 40amp contactors for RTU'S 1 & 2, and the tightening and alignment of the blower belt on RTU2 to manufacture's specification. This incudes all parts and labor. RTU 1 contactor is for the second stage of cooling. RTU 2 contactor is for the first stage of cooling. Upon completion of repairs, all affected units will be tested for proper operation.
Upon arrival water heater was leaking from bottom. Submitted estimate for approval.
Per approved proposal replaced the seized inducer motor. Cycled unit and tested to assure proper operation. Unit is now working within manufactures specifications.
Warranty on frost free hydrant . No charge. Replaced hydrant and checked for leaks
Performed heating cpma on 8 unit heaters and 2 furnaces. Checked all electrical and mechanical functions of the equipment, and changed filters to ensure proper operation. Upon inspection of unit heater 07 it was found that the draft inducer motor was seized. I have emailed checkout sheets and a proposal for repair for said unit. Please refer to the checkout sheets and proposal for further information.

Performed cpma on 3 RTU's, 2 exhaust fans and 1 makeup air unit. Checked the heat exchangers and heating operations of equipment and changed filters. There were a few issues found upon inspection of equipment. I have provided a repair proposal for all issues found, please see checkout forms and proposal for details.
Upon arrival the customer main line was backing up into the floor drain. I cabled the line through the cleanout next to the main line stack and went out 20 feet. The clog was between 20 and 15 feet when I opened it up. After wards I ran all the water in the house and everything looked good. Customer said that the person renting the house poured kitty litter down the floor drain. This was a one time opening warranty call on the $88 main line special.
Performed a full heating inspection. Checked all wires and safety switches. Cleaned indoor unit. Unit is operating within factory specifications at this time.
