Unit 22's Air Handler unit (AHU) (Goodman m/n: ARUF496116CA, s/n: 1203039476) has a cracked condensate tray. The tray is currently in stock in the metro area. The crack in the tray is at the connection of the condensate drain line, and slowly drips water into the overflow pan. The overflow pan, once it has considerable water in it, starts leaking at opposing corners onto the ceiling tiles. Most likely cause for the plastic condensate pan cracking is a poorly supported rigid copper condensate line. This repair is for the replacement of the plastic condensate tray with an OEM replacement, and the securing of the condensate line. The condensate line is ran even with a section of uni-strut. Proposal includes bolting a steel reinforcement under the condensate line, and positively supporting the line with a stand-off minerallac. Once secure, a 3/4" fernco coupling will be secured to the condensate line, this will alleviate the stress on the connection to the plastic tray, and facilitate ea
Did quarterly pm. changed filters, washed coils and economizer filters, checked all electrical components
Started quarterly PM checks.
Drill hole in concrete wall and install new hydrant. I return today to install hydrant for customer. I drilled hole in concrete drain down house and installed new hydrant. Turn water back on purged air Out of system and checked operation and for leaks. Explain to the customer about Frost cover and operation of New Hydrant.
Checked in with Darrin on site to look at login problems with the Johnson controls EMS. Found the control panel's wifi operation normal and allowing connection by phone but not to Darrins laptop. Recommended to him to get with his IT personnel to check his firewall settings on his laptop.
Upon arrival I performed a whole house plumbing inspection. Water heater was installed last year by us. I checked natural gas system with leak detector. No leaks detected I checked water pressure water pressure was 72 psi. Within range. I checked all household plumbing fixtures everything operating normally. Some piping off of master bathroom backgraded and shower improperly piped. And providing estimate to add a outside hydrant.
I performed a safety and maintenance inspection on the ac system. I flushed the condensate drain, changed filter, checked amp draws and did an extensive coil cleaning on outdoor unit. After my inspection the system is operating within factory specifications at this time. Thank you
Assisted rigo with maintenance
We performed the full preventative maintenance today. We replaced all filters washed coils, checked amp draws, contactor, temp splits, bearings, and all electrical components. Units are operating properly at this time.
Completed visual inspection and filter change. Replace air filters, clean washable filters, checked electrical connections, and checked unit operation. No issues found at this time.
Assisted Gary with the light pm. I checked the make up air units and gathered info to add two new make up air heaters, and 3 RTU's to the PMA. I sent the info to Chris H.
Arrived on site for comfort complaint. Checked in with Darrell. The complaint was for Will's office. The space temperature was over shooting the set point temperature. At this time temperature of the space was normal. Virfired damper and sensor operation. The damper and sensor are working normally at this time. Adjust heating and satisfied min position to 10%. It is possible that's space was heating covering when system come on setter overnight setback. This is warranty call control system was just installed. This may require a follow up call.
Checked the Northeast Engineered Air direct fired unit for no heat. Cleared the lockout alarm and called for heat from the room thermostat. Found the unit firing normal after resetting. Explained the repairs to Darren Hadl. Possibe cause for lockout was the freezing fog condition frosting the intake screen over resulting in lack of air flow.
Customer does not want to dig up in warehouse under racks at this time. They are going to run more water every week in drainline. They will call back if this doesnâ€™t work
Upon arrival the customer is having issues with the main line backing up on the northeast side bathroom in the building. Customer said they had another company out to clear the clog and camera the line. They said the line had a lot of dips in it and need to be jetted. Customer wanted a second opinion on a the line getting camera and also wanted a bid on repairs. The cleanout is in the northeast menâ€™s bathroom in the wall of the handicap stall.
