Great service! Rigo Medina walked me through the maintenance steps and explained what was being checked and why. He listened to my questions and answered them in a professional manner. Love the fact that, before the appointment, an e-mail with a picture and a short biography of the service technician is being sent out.

Need to return on proper 3 month maintenance we are early and would like to be within the week of every 3 months.
A Daiken service tech was reached. He will be stopping by to address the network issue. The rtu is in an off state. The equipment is active, the off state refers to what mode of climate control the unit is currently in. The T-stat was moved to 80deg and the network does not acknowledge this change. Thank you, Jon
Arrived for furnace maintenance today. Checked static pressure and found it is just below the max rating. Checked heat exchanger and it’s good. Carbon monoxide test was 0ppm. Blower wheel is clean. All electrical components are running properly at this time. System is running upon departure. Today you renewed membership and I installed the Smart ac. Thanks for choosing LBA.
Rechecked static pressure on this call. Found customer using restrictive Air filter due to furnace being in his woodshop. Cx does not want to use different filter.
11-15-24 There is no heat in the entire building offices. All 5 Daikin rooftops controls in the units are indicating system is off, the energy management control in the office is also indicating the system are all off. Try to get a hold of Daikin technical service with no luck. Frank’s got a call into TMI and see if they can look at the system remotely. Gave Frank, my cell phone he will call me and let me know if there’s a status on the conversation with TMI for now. I’m gonna close his ticket I did go through all five units all have power to them, and there were no alarm codes.
11/14/24 - Completed a full heating maintenance on six RTU’s. The filters were changed, heat exchangers were checked, and proper operation was tested. Overall, all the units were in good condition, they were all running well, and there were no issues found at this time.
Furnace is not operating because there was never a drain line attached to drain the furnace condensate. Acidic waste water was sitting in the furnace and is leaking out of the collector box in the rear of the secondary heat exchanger, indicating the water tight seal has failed. Furnace is not graded properly, causing condensate to pool in the evaporator drain pan. What appears to be biological growth has already formed in the drain pan. Indoor fan assembly is starting to get dirty.
Arrived for furnace maintenance on air handler. Temp split is good. Heat strips are good. Coil is clean. All electrical components are running properly. Blower wheel is dirty and needs to be cleaned. System is running upon departure. Thanks for choosing LBA.

9/4/24 - Completed a light maintenance on all equipment. All filters were changed and washed and operation was tested. Overall, all equipment was in good condition, it was all running well, and there were no issues found at this time.

He offered to show me the building management system. I did take a look at it to confirm the temp split and that the unit was not producing an error.the thermostat was responsive and the space it controls was cooling Thank you, Jon
AC Repair Service: I conducted a detailed inspection of the AC unit's electrical components at the client's home. This included checking wiring, connections, and safety switches. Ensuring the electrical components are in good condition is crucial for the safe and reliable operation of the client’s AC system.
First found a failed fuse running from a 1 of 5 transformers. Tested transformer and it was ground out from hot to neutral. Replace 50va transformer and fuse. Started system and everything is running as it should be no error codes at this time.
