Great service! Rigo Medina walked me through the maintenance steps and explained what was being checked and why. He listened to my questions and answered them in a professional manner. Love the fact that, before the appointment, an e-mail with a picture and a short biography of the service technician is being sent out.

I rebuilt cracked j trap with 1 90 and 2 street 90 on the northwest unit and I cleared the southwest condensation line. I verified proper drain. This units are draining as they should be. Also at this time on the inside of the northwest unit the insulation has a belly of water. There is no access due to being 30ft from the floor and frank is aware until it drys out that it will be there
The condensation lines are cleared and replaced two 3/4 90. They both were cracked a leaking the water out of the trap and not allowing it to drain when the unit was running. Units are draining as they should be a this time
Went for a maintenance call today. Tested for static pressure, system is passing when in cool. Checked coil and there is no rust and is clean. Did replace filter for customer. All electrical components are passing for manufacture specifications. Refrigerant levels are passing as well. Did clean condenser unit. System is up and running before leaving. 5/7/25 - Completed a full cooling maintenance on six RTU’s. The filters were changed, the coils were cleaned, and proper operation was tested. Overall, the units were all in good condition, they were all running well, and there were no issues found at this time.
For this job, I was performing routine maintenance on AC unit. System is about nine years old, but it’s still showing good signs of life. The heat exchanger is a little bit worn, but this is due to a lack of airflow. I would recommend getting the ducts cleaned or cleaned and aerosealed. Other than this all components are operating well and under manufactured specifications.
Inspected sump pu,p turned over to supervisor
Need to return on proper 3 month maintenance we are early and would like to be within the week of every 3 months.
A Daiken service tech was reached. He will be stopping by to address the network issue. The rtu is in an off state. The equipment is active, the off state refers to what mode of climate control the unit is currently in. The T-stat was moved to 80deg and the network does not acknowledge this change. Thank you, Jon
Arrived for furnace maintenance today. Checked static pressure and found it is just below the max rating. Checked heat exchanger and it’s good. Carbon monoxide test was 0ppm. Blower wheel is clean. All electrical components are running properly at this time. System is running upon departure. Today you renewed membership and I installed the Smart ac. Thanks for choosing LBA.
Rechecked static pressure on this call. Found customer using restrictive Air filter due to furnace being in his woodshop. Cx does not want to use different filter.
11-15-24 There is no heat in the entire building offices. All 5 Daikin rooftops controls in the units are indicating system is off, the energy management control in the office is also indicating the system are all off. Try to get a hold of Daikin technical service with no luck. Frank’s got a call into TMI and see if they can look at the system remotely. Gave Frank, my cell phone he will call me and let me know if there’s a status on the conversation with TMI for now. I’m gonna close his ticket I did go through all five units all have power to them, and there were no alarm codes.
