Great service! Rigo Medina walked me through the maintenance steps and explained what was being checked and why. He listened to my questions and answered them in a professional manner. Completed furnace, maintenance and inspection. I checked all components and amp draws. I tested airflow and temp splits. I cleaned flame sensor, spark igniter, and furnace. Furnace is operating within manufacturer specifications. Customer needs a new smart AC since there’s does not work and they would also like to have their plumbing visit.
I arrived and met with Bill. He showed me three unit heaters that were not functioning. The unit heater on the south wall was diagnosed with a high temperature safety switch that was tripped. This unit is very close to the ceiling and after inspection I could not determine why the switch tripped. The heater was operated for an extended amount of time while the temps were checked to confirm that it is functioning properly. It is a possibility that being so close to the roof and the below freezing temps last year that the thermostat kept the unit operating and the temp at the ceiling was elevated while the temp at the thermostat was still asking the equipment to operate. The heater in the S.W. corner was diagnosed with a failed ignition control board. This was sourced, replaced and heating functions were checked after the repair. This unit is back in service. The heater facing dock door #4 had a pinched thermostat wire that was routed into a grounded screw

I arrived on site and did temp splits and changed filters and did my checkout sheet for a light maintenance on 6 rtu as of today all units are up and running as should be
Spoke with Frank today and he had gone up and looked at the condensation line and it was clogged on the north east unit. I replaced the existing cracked J trap with a new rubber J trap. Also I found a unit on the north west corner that also had a cracked dry J trap I also replace that one with a rubber J trap. The unit on the north east side second unit I cut off 5 feet of condensation line due to a large belly in the line. Everything is draining as it should be at this time. I did notice small fibers in each condensation line that I emptied and refilled.
I rebuilt cracked j trap with 1 90 and 2 street 90 on the northwest unit and I cleared the southwest condensation line. I verified proper drain. This units are draining as they should be. Also at this time on the inside of the northwest unit the insulation has a belly of water. There is no access due to being 30ft from the floor and frank is aware until it drys out that it will be there
The condensation lines are cleared and replaced two 3/4 90. They both were cracked a leaking the water out of the trap and not allowing it to drain when the unit was running. Units are draining as they should be a this time
Went for a maintenance call today. Tested for static pressure, system is passing when in cool. Checked coil and there is no rust and is clean. Did replace filter for customer. All electrical components are passing for manufacture specifications. Refrigerant levels are passing as well. Did clean condenser unit. System is up and running before leaving.
