Great service! Rigo Medina walked me through the maintenance steps and explained what was being checked and why. He listened to my questions and answered them in a professional manner. Love the fact that, before the appointment, an e-mail with a picture and a short biography of the service technician is being sent out.

The Microtech III control boards are all off. I turned them all on and ran them through the test modes. Each unit is operating as designed this time. This is a warranty call.
Assisted in pma along with changing out of filters. Systems are operating within factory specifications at this time.
Performed cpma on all units. Checked all electrical and mechanical functions and changed filters. No issues at this time.
Checked the East Engineered Air make up for the North side of the West building for no operation. Found the M-Trac controller in alarm due to shorted discharge temp sensors. Replaced the sensors. Started the unit and verified operation. Repairs were approved by Darin Hadl.
Assisted with the full pma. The engineered air units 3 of them are having issues lighting. I took a look at them but I need more time to Fully diagnose them. I will be creating a quote for additional diagnostics.
Performed the preventive maintenance for the heating season. I checked the amp draw of the blower motor and inducer motor, I made sure that the blower wheel and belt were in good working condition, I took readings of the capacitor to make sure that it was within the manufacturer's recommended tolerance, I looked over the heat exchanger to make sure there were no cracks or holes, I took a temperature split reading and I changed the filters.
Installed a gas line to the furnace. Fired both units on heat and tested operations and both units are operating properly at this time.
Helped perform the preventative maintenance.
Arrived on site spoke with Darin. I verified that the existing gas line and regulator would support both furnaces. The total btu input for both furnaces is 250,000. The regulator supports up too 450,000 btuâ€™s. So we would have to add the line after the regulator. I recreated a quote for adding the gas line and it has been sent off.
Damper that control east offices needed to be adjusted. When the motor would open 100% it was actually beginning to close and restrict airflow again. I adjusted the damper and it is now flowing correctly.
Check zone damper for 2nd floor offices. Reposition damper and verify operation. Warranty call no charge.
Reposition damper motor for northeast offices. Verify damper operation. No charge warranty call.
Airflow blowing out the supply out duct is loud, and the offices spaces not cooling. Found the zoning damper calling for cooling, but the damper was staying closed causing high pressure airflow noise. Reset the damper and actuator to the cooling set point. Damper is now opening and cooling properly to satisfy the temperature set point.
