Arrived onsite for heating maintenance 1 packaged water cooled hvac system located in external closet. Confirmed operation. Homeowner recently changed filter 20x30x1. Brushed and sprayed down evaporator coil. Observed significant material on the blower fan which will reduce efficiency. Checked electrical. Measured temperature rise at 37 degrees. Measured r22 refrigerant pressures at 92/307psi in heating. As a courtesy also measured AC pressures at 70/200 psi with a 15 degree temperature drop. System is operating as it should.
