Arrived to do a performance maintenance. Turned on the air conditioning system at the thermostat. Started inspection with the furnace. Measured the temperature split between return and supply air on the system. Performed a static pressure test to ensure the system has the proper air flow. Used inspection camera to check the heat exchanger and evaporator coil. Found bacterial growth present on the evaporator in the basement. Measured power consumption of the blower motors and checked the systems’ filter. Continued maintenance on the outside units and checked the coils for cleanliness and excessive vibration. Measured power consumption of the compressors and condenser fan motors. Verified performance of all mechanical and electronic components. Verified systems refrigerant charge. Found that the capacitor fan side was bad. Proposed capacitor, as well as relocating the disconnect due to it not being code. Also proposed a Uv bulb and filter to protect against mold build up.
