Today I accessed the roof and checked the rooftop unit that serves the offices. The unit was not functioning and the electrical disconnect was off. I visually inspected the unit and checked the function of the motors as well as the compressor. Heating functions were also checked. There are multiple issues that is preventing this unit from operating safely and properly. While checking the unit I discovered several issues that are also in need of repair. Unfortunately due to the condition of the equipment it can’t be operated in cooling mode. While there is some refrigerant in the system I am unable to confirm if it has the proper amount or if some has leaked due to a hole in the system. A repair estimate as well as a replacement estimate was requested. Information was gathered for a replacement estimate and the list of deficiencies has been sent to Trane for parts pricing and availability.
