Install a ball valve on your pex line with a tee fitting and a 2 foot section of pex going towards the garage door with a quarter turn shut off for draining. Owner approved over phone call, I had the tenant sign the estimate. After the install there is no leaks and the ball valve now turns off the outside hose spigot. No warranty on bandaid repair.
