Arrived onsite for maintenance of a gas-fired boiler. Verified boiler operation and each zone valve. Turned off the unit, cleaned burners and compartment, and performed a visual inspection of electrical and external water components. Noticed water near the 60-gallon indirect hot water tank and a leak from the pressure relief valve, which is incorrectly oriented. Detected a faulty temperature pressure gauge and a grinding noise from the combustion motor, indicating it needs replacement. While the boiler is operational, multiple components require repair. We recommend adding isolation valves during the necessary repairs to simplify future maintenance. An estimate for the repairs will be provided.
