This mini-split system is located in the elevator mechanical room on the first floor. The room is next to the elevator. This is a system that was not presented to us by Ian when we did a site-visit to establish a preventative maintenance agreement. The system is 10 years old and today I discovered a clogged drain filter screen, the float was also stuck due to gunk and the front cover was not completely on the unit. I unclogged the screen, cleaned the pump reservoir and float, wiped down the unit and reinstalled the cover properly. I flushed the drain pan with a large amount of water and confirmed that the pump and drains are working and not obstructed. The system was operated in cooling mode and the temperatures are in their proper ranges. The thermostat was left on 85degf (cooling mode) which was the set point when I arrived.
