CM 04/18/2024 Customer stated: they wanted their water heater flush. Tech notes: called out today to perform a water heater flush. While on site I found the thermal expansion tank is not mounted properly and is not holding compressed air causing water fluctuation through the whole home. The water heater is outside of manufacturers warranty so I did not perform a water heater flush but performed an inspection. The home owner brought to my attention that her main shut off doesn’t work which I can confirm will not work without feeling like I’m braking it. Also the water pressure today is 70 psi which is high than normal showing age is taking its toll on the prv. Resolution: we will be replacing the 50 gallon natural gas water heater with a new one and adding the 10 year warranty to it. We will also be replacing and mounting the thermal expansion tank to where it’s supported by the wall and not the pipe. We will also replace the prv and the main water shut off with a 3/4 pex ball valve
