CUSTOMER STATED: water heater is leaking TECHNICIAN NOTES: came out today for diagnosis while out on site found water heater is leaking from the bottom of the unit , located in the basement of the home 40 gallon natural gas on cinder blocks. RESOLUTION/RECOMMENDATIONS: sent in for autho for replacements of the water heater and prv. Choice system glitched and I was unable to get screenshot of yellow sheet but got the break down in additional notes. The tenant complaint is that the hot water runs out before the tub in the guest bathroom is full And they told me the garbage disposal stopped working I tested the guest bathtub on the 2nd floor and it’s getting hot water And I checked the water heater and found no issues I checked the garbage disposal and found it was jammed up I removed bottle cap a rubber band and a metal nut There is no mechanical failure with the water heater or the guest bath tub all I did to try and help was turn the temperature up on the water heater I unjammed the garbage disposal Tested with no issues Job completed No estimates are needed

Customer Stated: Her water heater was leaking, and the last plumber that came out told her it needed to be replaced. Tech Notes: Upon inspection I found that this is a Whirlpool 40 gallon natural gas water heater located in the garage of home, and is 17 years of age which is outside of manufacture warranty. I found that this unit is leaking internally, and let home owner know there are no repairs I can make it can only be repacked at this point. While on site I checked whole home water pressure, and I received a reading of 105 pounds per square inch (psi) which is out of code which also indicated the Pressure Regulating Valve (PRV) has failed. I let home owner know we would need to replace the PRV, and water heater to give her a permanent solution. I presented options on having these both replaced, and home owner stated she would like to think on this before making any decisions. The home owner was interested in moving forward, but would like to possibly finance for repairs. Resolut
