Inspected house to find almost no issues. House is pipe mostly in PEX however the basement bar sink is piped in cpvc. The water heater is 10 years old and I recommend replacing it with a tankless water heater. All faucets are in good condition with no leaks. Water pressure is at 70 psi and PRV is a 1” double union watts that is in good condition. The upstairs hall bathroom toilet has an issue with the flapper. Customer plans on replacing it and is going to order a toilet for us to replace it with. Both hose bibs are old but have no issues or stiffness in the handles. The visible sewer pipes have proper fall and no improper fittings were used. No other issues detected in house. Inspections completed.
