**ANNUAL WATER HEATER FLUSH** Tech Notes: Upon inspection I found that this is a rheem 80 gallon electric water heater located in the garage of home, and is 11 years of age which is outside of manufacture warranty. I let the h/o know that due to the age, and liability of this unit we will not be able to perform annual flush for todays visit. I recommended that the h/o look towards replacing this unit due to its age, and condition. I presented options to have this done through service, and the h/o elected to move forward with replacing this water heater with new tank, and all code required items.
