James The tenants complaint is that they are seeing water on top of the water heater We found that the t&p valve is blowing off when the hot water was used And spraying the wall And we found there was no relief line on the t&p valve We also found that the water pressure was at 120psi We replaced the prv and got the pressure to 60psi And installed a relief line that goes to the water heater pan Job completed No new estimates are needed No visible clean out
