Took apart drain and ran the snake through the line and cleared out a hairball. Reinstalled the sink P-trap and discovered the sink is draining slow due to pop-up being too low and no way to raise the pop-up any higher. Advised customer about the pop-up being low and customer requested that I leave the pop-up Out so sink drain fast. Left the pop-up with the customer. The sink is draining at proper speed now.
Cleared out sink drain and installed a new pop up assembly in the guest bathroom sink.
Upon arrival tech checked temperatures for upstairs and downstairs and had a good Delta T reading. Found system cutting out on low temp at zone board when just the upstairs was calling. Low temp set point is as low as it can be set. Tech inspected duct work under house and found a section of the supply has fallen down and blowing air under the house. Tech recommends replacing duct system under house to correct air flow issues first.
Ran the drill snake through the master shower drain and cleared the blockage.
Upon arrival downstairs was satisfied at thermostat upstairs was calling for cool and only blower was running. Lowered temp even more and unit finally kicked on and only for for 3-5 minutes and cut off. Upstairs zone was still calling for cool when unit cut off. Need tech to see exactly what’s going on with system
Tech washed and serviced condenser customer did not arrive for tech to service airhandler and check delta t.
Upon arrival customer stated system not cooling tech pulled a delta t of 16 zone recorded 20+ degree air difference. Previous tech found duct work in poor condition tech attempted to inspect crawlspace but found snake. Tech informed customer about snake and found no other challenges at this time. Will need to return and drop off 14x14x1 filter customer available at anytime.
Tech found condenser fan not running and overheated, compressor was overheated as wel. Compressor capacitor was out of tolerance at 22/35, tech replaced. Tech found fan capacitor was good at 5/5 indicating a failed fan motor tech quoted and replaced motor and found system back up and cooling. Tech found low r22 refrigerant and quoted recharging and adding leak freeze. Tech recommends replacement, but a recharge would have system cooling properly temporarily. Condenser coils are dirty causing high head pressure and inefficiency. Tech quoted cleaning coils. Tech also found there is no ductwork installed and all supply and return air is going straight in and out of the supply and return side of the air handler. System is back operating and suspects system will perform the same as it did before fan failure and informed customer if system is not able to maintain space temperature, recommend repairs or replacement will need to be performed.
Tech returned to repair condensate trap on the Tempstar Gas Pack. Trap repaired, tested and primed. Customer billed out for repair
Tech washed and serviced unit and found no challenges at this time. System is back up and cooling.
Performed ESA. Drain line flushed, filter as provided, checked amp draws and capacitors, cleaned and sanitized coils, washed outdoor unit and tested float switch. No challenges found at this time. Customer renewed contact over the phone with tech. Recommended to have surge protection on the system.
Performed CMA Full Service on 5 rooftop gas package units and 2 split ac systems. No major challenges found today. All electrical tested within spec, and all systems cooling properly. One recommendation the tech had was to replace the condensate trap on the 2014 Tempstar Gas Pack. The trap is currently cracked and water is leaking out instead of flowing out the other end of the trap. Estimate built and picture provided to customer attached fo the summary email. Filters - all filters changed and old ones disposed of.
