Arrive, check temp drop and we had a 20° temp drop, found that blower motor was on a low speed put it to the high speed, went to top floor and 58° coming out of supply vent
Repaired wiring to capacitor on York system. Cleaned both condenser coils. R22 system is low after cleaning coils. Sent estimate to replace older carrier system. York system is cooling good now. Pressures were good. Temp inside is at 68.

Ran camera through furnace heat exchanger and burner tubes several holes in exchanger recommending roofing company for chimney caps approximately 45-50 feet up.
During the recent maintenance visit, we conducted a thorough evaluation of the air conditioning system. We initiated the session by inquiring about any specific concerns the customer might have had. The condition of the furnace filter and evaporator coil was assessed, and we recorded the blower amp draw. We also ensured proper airflow by inspecting the cleanliness of the condenser coil outside. Additionally, we examined the electrical components of the condenser for any signs of burnt or loose wires and verified the microfarad readings on the capacitor. Finally, we confirmed that the refrigerant pressures were within the correct range to guarantee optimal system performance.
Installed 1 customer supplied shower head and removed old lav faucet and pop up. 1 faucet will not work for the sink it goes in and other shower head missing parts. Will buy new faucet.
Checked radon levels in home, 0.57 pci/L after 20 min. Condo complex likely has radon reduction in one of the other connected units.
No failing parts on the 2022 Rheem tankless water heater, flushed tankless with vinegar, cleaned screen for water pressure, inspected burner assembly and thermostat, everything is in proper working order, advising an expansion tank to prevent further corrosion or leaks.
Tank is 9 years old, never been flushed, customer wants to avoid drain valve clogging per my recommendation. Advised looking towards replacement in the coming years. Finishing as a follow up for the plumbers in case Elizabeth wants to come test the water for him.
No failing parts on the 2018 Ruud tall atmospheric gas water heater. Flushed tank, saw signs of corrosion at the shut off valve was the only issue other than no expansion tank.
Inducer motor going out, pulling crazy high amps. Unit is 20 years old and in pretty bad shape recommended replacement. Customer wants estimate to replace inducer motor and whole furnace and then he will look them over and decide what to do was unable to get model and serial number from furnace. it is unreadable, but got part numbers off of motor itself to try and find it that way.
Furnace is fine no carbon monoxide in the house. Combustion results are good as well. Did notice some issues with the water heater recommended replacement due to condition and age sent over some estimates.
