I arrived at the client's home to perform preventative maintenance on their heating and cooling system. I verified that the indoor airflow was good and that the blower amp draw was within specification. However, I noticed that the blower cap was out of specification, which could indicate a potential issue. I discussed this with the client and advised them to replace the blower cap when it failed. I also checked the compressor and found that it was hitting the low-side pressure regulator (LRA), which is a sign of compressor failure. Additionally, I noticed that the coil was severely rotted due to dog urine, which could be causing high-side pressure to be exceptionally high for the r22 system. The client expressed concerns about upstairs being warm while downstairs was cool, which could be due to a zoning system. I will need to put together an estimate for a zoning system for the client.
