The client contacted us for assistance with their water heater. Upon inspection, we identified several issues with the 40-gallon natural gas tank, which dates back to 2010, placing it well beyond its typical 10-12 year lifespan. The expansion tank was leaning, and upon closer examination, water leakage indicated a failed bladder. Additionally, the igniter button was extremely sticky, and no spark was visible when attempting to ignite the heater. The exhaust appeared to vent through a chimney, but we needed to confirm if it was lined, as an unlined chimney would not be suitable for our use. We provided a quote for a replacement water heater, emphasizing the necessity of a lined chimney. We also offered a quote for a tankless water heater, which would be conveniently installed near the current heater, benefiting from an ideal up-and-out vent exhaust scenario, nearby water lines, and gas lines directly above. The client plans to discuss the options with their partner before proceeding.
