I was called out to Valerie & Peter’s house where they rent. They moved in earlier this year so we performed a thorough evaluation. During the evaluation we discovered the heat exchanger is severely rusted and is not safe to use for heating, the system doesn’t have any flood protection, both capacitors have failed, the drain termination is improper, the wheel needs cleaned, the evaporator coil needs cleaned, the blower motor is covered and is worn, the supply plenum is duct board and has some biological growth, the filter rack is inside the furnace when it should be external, the whip wire to the ac is indoor wire, and the ductwork is outdated being R6. Due to the safety issues, lack of warranty, and advanced age replacement is a viable option to update everything to today’s standards.
