Removed and disposed of exieting 40 gallon gas water heater. Capped off gas line and exhaust vent. Installed new 50 gallon hybrid electric water heater with all necessary code upgrades. Finished install of water heater, installing vent and t&p. Found that flammable vapor sensor had failed. A new part needs to be bought. To return Wed 3rd in the morning to install new part and have homeowner pay. Returned. Installed new fvs. Unit is now working.
5 system HC, spring maintenance, I flushed drain lines, added algae tablets to the condensate pumps. The filters needed to be changed. I changed customer provided filters. I measured the capacitors, contactors, compressors, fan motors and they all were was within range except for one capacitor tested out of range. I tightened all the electrical connections as needed The outdoor condenser coils and surface of the AC units needs a good cleaning. I checked the refrigerant charge for all of the units and pressures/temperatures are good. the systems are all working according to specifications. The only recommendations are: A condenser coil cleaning and to change filters. Indoor air quality product such as a UV light and an electrostatic filter would help with the dust building up on the motors of the furnace.
