Based on our findings today, it might be time to think about getting a brand new system.
Install new Rheem 50 gallon water heater with 4 year extension anode rod kit for a total of a 10 year warranty. Shut off the water off at the street and drain the system down. Remove the sharkbite fitting transiting from 1” to 3/4” inside the basement and install pex reducer coupling in its place. Install new watts PRV, pressurize and set the pressure in the home to 65 psi, and blow the air from the system.
Today we came to the home to rework the kitchen lighting, and run a dedicated circuit to the iron.
Inspection of mini split system in home.
Make all repairs necessary to restore the unit to full health and eliminate all other concerns. Rescheduled 3 system home care.
Replace GFCI in kitchen with new GFCI outlet. Perform courtesy inspection of outlets/switches and panel of the home.
Replaced prv with a 1 inch watts and new main shutoff. Tested for leaks and got any air out of system. Psi set to 65. Lifetime warranty on workmanship.
Replaced leaking T&P valve on water heater. Also replaced failed PRV and thermal expansion tank. Mounted expansion tank on proper bracket and set incoming water pressure to 60 psi. Tested for leaks and proper operation.
Replaced two customer supplied faucets in master bathroom.
Properly capped off open drain line that was left abandoned in the wall and sealed direct connection for HVAC condensate drain to the waste stack. Advised client that if smell continues they will need to contact a leak detection company and have a smoke test done.
Installed Universal Tesla wall connector, added receptacle in finished space
