Based on our findings today, it might be time to think about getting a brand new system. No flood protection on units. Recommendations to add switches and flush drain lines. Also add blue tubes to coils. Thermostat was set wrong to call for reversing valve in heat. Switched setting and unit is now operating correctly with good pressures and temperature splits.
Perform two system inspection on house that landlord is currently remodeling. Upon inspection of the main level system that is located in the crawlspace. Found that the system was not cooling properly due to very low 410 a. System condensate pump had a lot of buildup inside. The indoor blower will Had lots of buildup. The system the furnace is from 1998, the AC and coil is from 2012. All ductwork in the crawlspace appears to be in good shape. Gas line is not currently up to code on basement system. Inspection of the outdoor system found that condenser coil is dirty. System is low on 410 a contactor and capacitor are both within range. Upon inspection of the upstairs system, this is a Goodman 2.5 ton gas furnace, AC and coil from 2017. Replace 16 x 20 by one filter upon inspection of the upstairs system found that the flue vent is not up to code and is single wall pipe. Came out for leak in yard gave estimate customer agreed dig up main line found shark bite Capp blown apart capped off tested no failure at this time.
Called out for leak under kitchen sink. Upon arrival, found leak on pex tee underneath kitchen sink. Turned off water and cut out leaking tee. Installed new brass tee with new angle stops and hammer arrestor. Restored water and checked for leaks. No leaks were found. P-trap on right side of sink was leaking and was run incorrectly. Removed all tubular on that section of the sink and installed new trap and ran it in a more efficient way. Checked for leaks. No leaks were found. Cleaned work area.
Tubing was broke behind exterior wall. Removed wall panel and spliced in new tubing to allow water to drain out side the building. Tested pump and it’s now draining correctly.
Upon arriving technician noticed failed outdoor components. Tech when through entire system inspecting inside and outdoor. Tech went over repair vs replacement options with home owner. Troubleshoot of back porch circuit (see details in invoice line item), install of three new weather rated GFCI receptacles in extra duty bubble covers, replacement of malfunctioning arc fault breaker with new dual function AFCI/GFCI breakers, installation of new dual function AFCI/GFCI on basement bedroom circuits, movement of one circuit to sub panel to make room for new breakers.

Added outlet inside shelf, ran line up and over above mantle at a TV outlet box. Ran customer provided HDMI’s and set low-voltage box. Mounted TV.
Came out for no water to pool house found shut off turned on found two freeze breaks gave estimate customer agreed replaced ball valve and repaired 3/4 freeze break turn water on found two more freeze breaks one is accessible the other one is between walls both are wood cu is going to get someone to take down wood and call us back for repairs.
Came out for leaking hose checked pressure,pressure was 90 psi gave estimate to replace pressure regulator valve and hose Bibb customer agreed took out old pressure regulator and hose replaced with new pressure regulator valve and hose Bibb tested no failure at this time.
