I had TE Certified come out to perform an electrical inspection after my insurance company sent out StrikeCheck. I performed a complete lightning inspection. Run two new ground rods and new ground wire from ground rods to panel separate grounds from neutral bar and separate neutrals. Drive new ground rod for cable box on back of home and install terminal block with new ground for terminal low voltage blocks. Replace 2 outlets in upstairs bedroom and full Redevice in office. Update both breakers to safety breakers. Install GFI protection in areas required that does not have protection Replace flood light and install new box. Splice in new wire (4’) in attic
Second floor wasn’t cooling down. It’s a single system home, zoned. Tenants were turning off the main floor thermostat to save energy, so all of the heat was rising to the second floor. Main floor was 76 degrees and second floor was trying to maintain 68 degrees. Filter was completely clogged, landlord approved changing it. Because filter was clogged, now the blower wheel is dirty. Dirty condenser coil as well. Landlord didn’t want to proceed with my repairs besides changing filter.
Homeowner had us out today due to a water leak on one of the units inside of the home. Upon arrival we noticed that there is heat pump system that is from the year 2000. We found that the drain was cracked in one location. It was not fully draining outside. We recommended adding a condensate pump rather than depending on gravity to push water outside. Homeowner approved to have repairs made. System is properly draining at time of departure.

Install Goodman 1.5 ton single stage cooling heat pump, air handler with aluminum evaporator coil, ecobee thermostat for basement.
Arrived found system cooling set to 80° at 80°. Customer has a couple holes in drywall ceiling covered with plastic. One over the staircase and one in master bathroom. PVC is not insulated. Drain line PVC does not go over master bathroom. It stops right before and goes down. Does not have in-line safety or wet switch. Checked all electrical and amperage. Filter is clean. Checked evaporator coil looks good. Checked drain pan. Checked outdoor unit. Checked capacitor, contactor, and pressures. Capacitor starting to go bad. Ran system for about 45 minutes. Found no water leaking at this time. Customer stated pan has filled up with water, but it evaporated overtime. It is dry at this time.
Installed four ceiling fans and troubleshoot lighting in the kitchen.
We did an electrical repair on the SEU that got damaged after a tree, we re attach it to the side of the house at a clearance for reconnection, we install the whole home surge protector in main electrical panel, customer will make sure he does have SD up to date. GFI protection
