Mr Gee at TE was one of Five companies we interviewed to get us a great estimate for our forever home. He came in we talked shared life experiences concerning family and work. We were real impressed with Raul, Aaron and the other 2 gentlemen. From the point they all entered the house together, introducing themselves individually. Upon arrival customer stated that ac unit for the main floor was not working properly. Stated that when unit tried to kick on it would trip the main panel breaker. After inspection of 15 year old r22, system found that unit had a failed condenser fan motor and when compressor would kick on breaker would trip. Capacitor tested good, contactor is very pitted and worn out. Condenser coils are very dirty. Checked upstairs air handler. Evaporator coil is very rusted and evaporator coil drain pan is filled with rust causing rust to clog drain line. There is no flood protection on equipment, no wet pan switch in drain pan and no in line float switch. Blower wheel is very dirty and impacted causing blower motor to have high amps and close to failure. Blower motor capacitor is bad. Due to age of system, unit r22 refrigerant being obsolete, and cost of repairs. Highly recommend updating system. Making band aid repairs to system will make unit run but will not fix all of the underlying issues. C
Responded to no ac call. Put system in test mode and checked pressures. Found system pressure were low. Performed electronic leak search, detected leaks at indoor coil. Replaced coil recharged system and added a Uv Blue tube. Let system run pressures are good. Temperature in the house dropped 3 degrees before leaving.
System is not cooling due to it being low on refrigerant, heats strips are defective, no ss1 on condensate drain, and float switch isn’t shutting off system. Recommend repairing system due to it being under warranty.
Replaced bathroom sink cartridges for leaking faucet. Installed customer supplied toilet, shower valve and, shower trim.
Installed 2 motion switches 2 Gfci and pulled 1 circuit for bidet

Performed 1 system diagnostic on main level unit found unit freezing due to ecm blower not operating. Found dirty blower wheel, dirty condenser, failed dual capacitor, and no te standard flood protection. Ecm motor under warranty and is working at this time. Found modular plug loose to motor. Recommended repairs Custimer did not want to perform repairs at this time. Unit is cooling but is not efficient. Unit also had the flan blades hitting the shroud of the condenser.
Humming noise was coming from a return. Opened up return grills and screw in the return. Noise went away. Recommend upgrading float switch to went switch. No ss1 on condensate drain. Pressures are good. Condenser coil is clean. Capacitor and contactor are in manufacture specs.
Based on our findings today, it might be time to think about getting a brand new system. Performed no cool on 2 systems the main and upstairs unit. Customer does have a third unit but did not want it inspected at this time. Upstairs unit does have a coil restriction causing pressures to back up and freeze, failed run capacitor, failed dual capacitor. To address the coil restriction we would need to replace the coil. Main level unit does not have te flood protection, dirty blower, failed run capacitor Recommendations, failed dual cap.both units are over 15 years old recommend replacing systems.
Install two Delta cartridges one in kids’s bedroom and the other one in master bathroom all work was tested and documented with pictures
Check systems for airflow issues and found the upstairs Plenum and ductwork need to be replaced. No switch or safety switch for better flood protection. Also recommend indoor air quality products to help keep the air and system cleaner.
