New PRV and expansion tank installation with ball valve on water heater main /access plumbing in upstairs bathroom for shark bike removal estimate
Today I completed a full plumbing inspection on a one-year-old home. I tested all plumbing fixtures throughout the property, and everything is operating properly at this time with no active concerns noted. During our walk-through, the customer expressed interest in replacing the master bathroom tub, shower valve to achieve separate flow and temperature control. I have provided Mr. with detailed options for the master bathroom tub, shower valve replacement along with today’s invoice for his review. We also performed a full flush on the one year-old electric water heater to help maintain proper efficiency and extend the units lifespan. The water heater is functioning as expected following the flush. All work has been completed, and the home plumbing system is in good condition at this time.
Flushed tankless and ran water line for the humidifier
Customer has 18 y/o Carrier systems that operates for main level. System is not cooling due to failed compressor. Noticed that main level AC disconnect was in OFF position upon arrival. Tested dual capacitor and contactor. Water protection is poor. Blower wheel cleaning needed. Run capacitor is bad. Flue vent is single wall and incorrect. Informed customer of all findings. Due to age and condition of system, experiencing major component failure and no longer under warranty, advised customer to seek options to replace system. Based on our findings today, it might be time to think about getting a brand new system.
Replace two outdoor outlets and install chime connector
Washer shut off valve leaking from the stem. I shut off the water and drained the system, removed the faulty shut off valves and replaced. Turned on the water and pressurized the water system. Reconnected the washer. Tested with no leaks.
Performed 2 system inspection. Homeowner signed up for the homecare. Main floor system was low on refrigerant. Home owner had us add the missing refrigerant. A leak search maybe needed if the system becomes low on refrigerant again. Homeowner declined updated flood protection. Systems were operating at the end of service call. Flushed drains lines and used the might pump.
Replaced an existing fixture in the dining room, for a new h/o provided fixture. Estimate was given to replace 9 outside sconces
Tech arrived to no cooling call for upstairs system. System is approximately 5 years old and not cooling according to customer. Inspect system. Door was off unit as homeowner attempted to self diagnose. Found system to be blowing low voltage fuses when cooling comes in. Checked wiring and found a small short on Y circuit. Traced to outdoor unit and found exposed low voltage wiring at outdoor unit, bare wire resting against copper. Removed wiring and tested, system didn’t short anymore. While on site noticed gas line is not up to code, lacks water safety, and flue pipe is incorrect. Gave customer recommendations. Customer agreed only to wiring repair. Replaced low voltage wiring outside and verified operations after repair. Made notice of flood protection. System is operational. Thank you for letting TE CERTIFIED service your home.
