At arrival on 09/04/25 Issue: no cool System: upstairs Finding: leak in the evaporator coil, water in the secondary drain pan, wet safety switches triggered off, dirty condenser coil, dirty air ducts, clogged up drain line, no ss1 safety switch, low refrigerant. Recommendations: replace air handler or replace full system. Based on our findings today, it might be time to think about getting a brand new system. Set a lead for tomorrow 09/04/25 from 8 to 10

Pull a permit and add 100a indoor sub panel In the basement. Provide and install a charge point car charger on the left hand side interior wall of the garage. Install surge protection to code on both electrical panels.
Cut out and remove cast iron drainage piping serving fixture to be repiped and replaced with PVC and appropriate fittings. If not repiping entire home, tie back into healthy cast iron with approved mechanical coupling. Will replace two toilet isolation valves and four lavatory isolation valves.
Customer had a water mark on the ceiling in the kitchen. I cut open the ceiling and found three separate leaks. Two were about a foot apart on the cold side and one was at a tee on the hot side. I replaced a 36” section of pipe on the cold line and replace the tee and 24” of pipe on the hot side. I replaced the PRV and set the pressure to 70 psi.

Came to residence today for the installation of 3 ceiling fans throughout home. 2 on the main floor in the 2 guest bedrooms and 1 upstairs in the bedroom. Had to replace 2 of the preexisting boxes to fan rated boxes.

Replace the homes existing electrical panel with one that is new and up to current code. The city of Smyrna also requires the update of other code features.
Remove and replace leaking copper water lines in crawlspace with PEX. Replace hose faucets. Install new Halo whole house water filtration system in crawlspace. Replace water heater (like for like) in garage.
Came back out today to take care of all plumbing work that did not pass inspection. None of this work was previously done by TE but rather the general contractor the customer used. The contractor paid for this work to make it right for the customer. Replace washer box, ice maker box, and added Studor vent under kitchen sink. We sealed all water line penetrations coming through cabinets, and added an inline hammer arrestor for the dishwasher. Restored water and tested for leaks. No leaks. Also as a note: the inspector failed the master bath tub for not having a mixing valve. This is a single handle faucet and does not require an external mixing valve.
Customer called us out for a clogged toilet in the master bathroom. The toilet was 27 years old. I tested the toilet on arrival and it backed up immediately. I ran water in the sink to see if it was a mainline blockage, it was not. I recommended either replacing the toilet due to the age, or clearing it with a closet auger. Customer choose to have the toilet cleared. I ran the closet auger and had significant trouble until I pulled out a hand towel from the toilet. After that the toilet worked well. I cleaned up and tested the toilet throughly. I disposed of the towel for the customer. Customer was happy. Customers water heater was 14 years old and had signs of leaks on the tank. Customer did not want to have it looked at today.
Main Level - Not Cooling (24 year old Trane System) System not cooling due to multiple issues, all issues lead back to the equipment’s age, 24 years old. The compressor has failed, the run winding is reading very low .58, and the start winding is reading 0. Due to the refrigerant type ( R-22 ) the parts for this equipment are no longer available due to restrictions from the government mandated phase out of the refrigerant. The heat exchanger has multiple cracks in it, making this gas furnace, unsafe for heating. The evaporator coil is very rusted and leaking slowly. The blower wheel in the furnace is impacted with debris, and the blower motor is leaking oil at the main seal. Due to the age, condition, and not all repairs available, Ginger requested we send out an install supervisor to go over updating the equipment. Thank you for choosing T.E. Cut Sheetrock behind bathroom to expose cross tee (Tape Marks) Cut out cross and install two stacked santees to eliminate cross. Install cleanout at over the top santee in the vent for access to clear/clean drain line. Provide cleanout panel to cover access. **Drywall will need to be removed for access. Owner is responsible for any drywall repairs if excess needs to be removed in order to complete the install**
