Came out for leak customer installed a new filter himself poked hole in sewer line gave estimate customer agreed open wall to access piping cut out bad section replaced tested no failure at this time. Customer is aware that I poked two holes in wall on back side of repair he said he would fix himself.

Upon arrival tenant stated that system was not cooling properly for downstairs, after inspection of system found that unit had a failed zone damper that was not opening all the way for the downstairs system. Upstairs system was properly working. Did full evaluation of system blower wheel had mild dirt build up, system filter was extremely clogged.Checked outdoor system found that outdoor capacitor is bad and condenser coils need to be clean. Spoke with landlord by phone about repairs needed for system. Changing system filter, replace zone damper, change bad capacitor for outdoor system and clean condenser coils. Customer approved all repairs and signed off on estimate via email. Will call parts store for part availability Monday.

Run camera through clean out in front of home to inspect sewer line, found line to be clear of any issues. Water damage on ceiling was caused by a toilet overflow from using flushable wipes.
Came out because the customer was concerned about one of her mini-splits not cooling properly. we checked all the units inside and the one heat pump out side. the heat pump had the proper amount of refrigerant and the pressures were good. All of the equipment was extremely dirty and in need of a cleaning. We clean the entire system and flipped the breaker to reset the one unit that was out and it code was cleared and the system started to function properly.
Returned to a recall and found that the drain pan was full of water. Upon further diagnosis we found that the condensate drain line was clogged and not pitched correctly. This allowed water to back flows in to the secondary pan and over flow outside of the pan. We cut out the old drain line and installed a condensate pump with a new line and ran it to the outside of the house. We prime and tested the drain pump to make sure it was draining freely and it is currently draining properly. The system is working according to specifications.
Change lights out in kitchen, installed a switch upstairs, re-mounted a box and deleted some switches for a remote controlled fan.
came out to cool. Upon arriving, I found that the system was completely froze over from the outside AC condenser all the way through the upstairs into the evaporator coil. I unfroze the system and begin my diagnosis. I found that the system had a leak in the evaporator coil and the compressor was shorted to ground. I also found a weak capacitor and no flood prevention safety switch. I also found organic growth inside of the Plenum as I replaced the evaporator coil. I returned and replaced the evaporator coil, compressor, UV light, and I flushed the drain line. We will still need to replace the current capacitor with a turbo 200 X upon the next maintenance. The customer has already paid for this, and I did not have it on my truck stock. The system is currently working according to specifications.
Came out for leak in ceiling found roof leak customer son toilet clogged and daughter toilet leaking from fill valve gave estimate customer agreed auger son pulled back tooth brush no warranty due to foreign object. Other bathroom replaced fill valve and supply line tested no failure at this time.
Performed camera inspection through front cleanouts. Observed bellied drains under driveway and under street. Recommend repairs as soon as possible. Customer contacting city.
Came out for a no cool on a 2018 R410a system. I found that the system was completely frozen over from the outside unit to the indoor unit. I thawed out the system and checked the furnace as well as the outdoor unit. The furnace was fine all electrical components and motor tested well. I suggested an indoor air quality product for the organic growth that was in the system due to water and build up. The outdoor unit was completely frozen over due to a leaky evaporator coil and a failed compressor. The contactor and capacitor both were both out of range. I gave repair options to the customer as well as offered to have an install supervisor out to quote new equipment. The customer declined the IS and choose the Band-Aid option. I’m waiting to hear back from the part supplier to set up the appointment for the repairs.
