The bare minimum basic repairs to get the system running today.
Home owner had us out today because his system is not cooling. Upon arrival, homeowner informed us that he’s noticed that when he turns on the air conditioner, the indoor blower motor does not run and he does not feel any air through the vents. We found a furnace that is from 2002 and noticed that the 15 MFD capacitor has failed and needed to be replaced. We temporarily replaced the capacitor and checked all other electrical components and noticed that the blower motor is worn out and will need to be replaced. We also check refrigerant pressures, which were extremely low. We recommended to perform a leak search and outdoor cleaning. Homeowner opted to just replaced capacitor at this time. We did inform Customer that the system may not cool extremely well due to refrigerant pressure
Came out for a no cool on upstairs unit. Found pressures to be low and superheat to be very high. Found leak in evaporator coil (took video of leak found). Recommend to upgrade flood protection on unit as well. Evap coil is going to need to be replaced under part warranty.
Based on our findings today, it might be time to think about getting a brand new system. Furnace from 1998 Ac from 2012. Furnace board, blower and run cap are bad. These repairs must be complete in order to test if Ac is working properly. Due to age and warranty do not recommend repairs. No flood protection on unit. Drain line cleared and T added for maintenance.

Client has us out today because their garbage disposal is not working, the master bathroom stand up shower does not get hot and they’re wanting a drain ran for their dehumidifier down in the basement. I presented options and today we went with replacing the garbage disposal with a 1hp custo,er supplied disposal, removing the master shower cartridge, blowing out the housing and adjusting the skull guard, as well as running a 3/4 pex drain line for the dehumidifier in the basement. All work is done and tested with no fails.
Came out to perform a leak detection test for the customer. Upon arriving the customer explained to me that the other units hasn’t been able to keep up. I checked the airflow and found that all the return air is being pulled directly from the attic. The attic air is extremely warmer than the ambient air in the facility. This is causing the systems to work insufficient and causing stress on the systems. The customer will need to remove all the vented tile and put regular ceiling tile to stop the air from escaping into the attic. The customer will need to build the new plenums and add 5-8” duct runs throughout the clinic.
came out to a possible recall. I serviced this system a week ago. I Installed two capacitors a hardstart added refrigerant and cleaned the outdoor coils. I got here today and the customer turned on the system and it was making a really loud rattling noise inside the furnace. I open up the furnace door and found that the blower wheel was all mangled as if a rodent or foreign object got caught inside the wheel. There was also wires that look like they had been chewed up a bit. I changed the blower wheel and the system did come back on and ran smoothly. I offered to have an install supervisor out do to the age of the system and the subsequent break downs. The owner agreed.
Install 4 sloped recess lights in the kitchen. Replace living room ceiling fan.
Capacitor is bad. Replaced cap and system is now cooling the house down. Informed customer it will take about an hour a degree to drop in temperature.
Came out for toilet running continuously gave estimate customer agreed to replace toilet in master bathroom completed work customer asked about the toilet in hall bathroom gave estimate customer agreed installed new toilet in hall bathroom tested no failure at this time.
Client has us back out because the garbage disposal is clogged again, this is an air bnb and we have no clue what the renters are putting down the disposal to cause these issues. Spoke with owner and instead of going through the warranty from the last job of clearing the disposal we decided to replace the disposal. We installed a new 3/4 hp disposal. Tested new unit with no issues.
Replace prv. Found leak on irrigation solenoid. Customer doesn’t use irrigation so I left the valve turned off.
