Customer has 16 y/o Carrier furnace matched with 21 y/o Tempstar AC that operates for whole house. System was not cooling due to AC breaker being in OFF position. Noticed that system is R22 based and compressor is reading high amperage. Condenser coils are damaged. Contactor is pitted. Replaced 14x25x1 filter. No water protection is present. Run capacitor is bad. Blower wheel cleaning needed. AC breaker is wrong size. Due to furnace being in crawlspace, furnace should be 90%+ furnace. Informed customer of all findings. System is operable.

Home buyers inspection of both HVAC systems. Tested in heating and cooling from thermostat and found multiple issues with both systems. The main level system has an AC unit from 2008 that still uses R22 refrigerant and has failing starting components. Also checked the heat exchanger of this unit unit and found that there are cracks in the heat exchanger which can be a carbon monoxide and fire risk to the home. Both systems have signs of lack of maintenance due to dirty coils inside and outside along with dirty ductwork. The upstairs unit has signs of poor installation practices the return and supply Plenum are in very bad shape along with the drain line. Neither of these units have proper flood protections in the main level also has failing starting components for the AC.

For this job, I rendered leak detection service for Mr. Rashan. I was not able to detect a leak in the yard however, this home is on a slab and the water main service diminishes underneath the slab. I was not able to listen in the garage because the homeowner has carpeted the entire garage. I did put compressed air on the hose bib to push water back out towards the meter, and could detect turbulence in the yard however, nothing indicative of a leak. It is in my opinion that the leak is underneath the slab most likely the garage.

For this job, we worked on replacing a customer supplied light fixture in the laundry room. disposed the old fixture. Also replaced three switches in the area next to the garage door. One switch was broken completely and the other two were in rough shape. left an estimate to redevice the home, as well as update the panel to improve the safety of the home.

I arrived to the customers home and was able to meet with the realtor. They explained to me they’re in the due diligence period of purchasing a home and wanted a sewer camera scope done. No outdoor cleanout was identified which required me to pull a toilet to gain access to the sewer line. Upon pulling the toilet, I was able to find a PVC toilet flange set on top of a cast-iron drain line with improper connections made. Attached is a video of the toilet flange shaking. I ran a camera inspection and the condition of cast-iron throughout the slab and home was in very poor condition. There were two points where I had to forcefully shove the camera head even to get further within the drain line, and it was obvious that there was several points of the cast-iron where toilet paper was catching. There is a high likelihood of backups occurring with the current condition of the cast-iron. Approximately 30 feet into the sewer line from where the toilet flange was There was an obstruction inside

For this job I demoed a 240 V 50 amp circuit going to a hot tub that is no longer there. Removed all PVC, wires and old sub panel starting from meter to old hot tub location. inserted a KO seal into the meter. Area is safe again.

Upon arrival customer stated that heat was not working upstairs and thermostat was losing power. After inspection of 5 year old system found that unit was activating the high limit switch and when it would activate it would then trip the switch and turn off thermostat. Found that supply temperature reading was 151 and return temperature was 75 degrees. Looked inside evaporator coil found no restrictions, looked in heat exchanger and found no issues. Spoke with tech support in regards to issue and found that duct system is very clogged and dirty causing a restriction on the system. There are no issues with the equipment it’s self. Gave customer estimate for duct cleaning two systems, and Uv lights. Customer declined recommendations at this time, stated he wants to get more estimates for the cleaning. Advised customer system will still have intermittent issues until duct system is cleaned.
