DUCTS & BLOWER DIRTY AS WELL. - NO FLOOD PROTECTIONS INSTALLED & NO SECONDARY DRAIN PAN UNDER UNIT. - OUTDOOR COND. COIL VERY DIRTY & CONTACTOR IS PITTED! Living room outlets not working properly
For this job, we worked on troubleshooting the kitchen outlets.
Performed routine maintenance inspection on 16 y/o Trane system that operates for whole house. Furnace located in attic. Checked amp draws. Cleaned flame sensor. Cleared pressure switch tubing. Noticed poor combustion. Heat exchanger is in poor condition. Replaced Model 501 media filter. Water protection is poor. Gas line is incorrect as flex line is entering furnace. Drain line was installed incorrectly as system is positive pressure and does not require trap. Flue venting is not properly sized and incorrect. Blower wheel cleaning needed. Evaporator coil has biological growth presence. Recommend UV BlueTube to target and prevent growth. Pressure levels were normal. Condenser electrical components are fair. Coils are fair. Informed customer of all findings.
Met with customer and spoke with them regarding the issue they are experiencing. Customer showed us inside and stated that they had family/guests over yesterday and their drains clogged in both upstairs bathrooms. This affected all of the fixtures upstairs. Customer states they attempted to use the bathroom this morning before our arrival and when they did they heard a loud noise of rushing water and their toilets flushed and fixtures cleared. This suggests that the blockage cleared itself due to head pressure in the drain line. We inspected all bathrooms in the home and ran every fixture thoroughly and flushed all toilets with toilet paper. Everything ran properly. We also looked at the outside cleanout to make sure it is not holding water in the sewer. Cleanout is empty and sewer appears to be functioning correctly. Home is roughly a year old. Fix leak on hot water side of water heater
Customer called us out for a kitchen sink drain backup. Ran flex shaft through drain and successfully cleared blockage
One system diagnostic for upstairs unit. Customer stated they replaced the board, flame sensor, and gas valve. Upon visual inspection, found improper, gas connections and sediment trap, the upstairs unit is a 80% and the attic is completely spray foam, the return Plenum is not supported and is coming apart from tape, no flood protection at all, inspected evaporator coil and found it rusted with growth forming inside of Plenum and cabinet. When starting up the unit the system would go through the process up until the activation of the gas valve. Check leads to the gas valve and found that the board is only producing 20 V. The blower capacitor is failed, the blower wheel is dirty, drain line does not have any pitch and is not inside of the pan at connections, also all of the boots from the supply and returns are not insulated. Customer have a main line blockage that is affecting the entire house. Customer had the septic tank pumped December 2023 per Josh win. He wanted me to pull the toilet to run the cable down the main line to check for mainline blockage since they did get the tank pump within three years after running my cable, I was not able to clear the blockage. We have a camera inspection scheduled for Monday Morning. Also told the customer I recommended for her to have a septic company come out just in case to inspect that septic tank again, whole house back up is actively still present.
For this job, I conducted lead detection service for homeowner. The meter was barely spinning at a GPM loss about 0.23 gallons per minute. Homeowner has vacuum breakers on his hose bib that are about 28 years old, soI was not able to introduce compressed air to the line. The service is right at 3.5 feet down at the penetration. I listen to the line from the meter to the penetration and while I could detect turbulence in the line, and a higher residence under a bush in the flower bed approximately 4 feet off of the foundation wall for the service penetration is,I could not hear a definite resonance that would indicate where the leak on the line is. This property is on a hill and the water service runs uphill from the meter to the penetration. There is no sign of water or moisture anywhere in the yard.
