As we arrived today, Mrs. Cline and Randy explained to us in detail how the lights in kitchen area have been flickering from time to time. It’s not continuous. It’s just every now and then. We did witness it multiple times while we were here. We did a troubleshoot on the entire circuit. First, we removed the electrical panel and checked everything inside. All connections were solid in the electrical panel, but I did find multiple breakers that are incorrect for this panel. This panel is a GE panel and it had six tandem Siemens breakers installed in the panel, which is incorrect and could keep these breakers from tripping properly, which is a danger. Unfortunately, this panel does not take tandem GE breakers so the only way to fix this problem would be to replace the entire panel. The panel is more than 50 years old, so it would definitely be recommended to get an upgraded panel at the least. I’m going to attach an estimate for a new panel installation. Today, I replaced a customer-supplied light fixture in the kitchen. The job involved safely removing the old fixture, testing circuit voltage to ensure proper operation, and installing the new light. The work was completed efficiently, and the customer expressed satisfaction with having the fixture replaced prior to moving out of the home.
Customer call us out for an inspection. During visit found ducting chewed through by rodents. Found blower constantly running even when in auto and off. Found corrosion on control board. Blower is dirty. Heat strips not coming on. Found water build up in crawl space due to sump pump not running. System is low on refrigerant. Low volt wires need to be rerun into air handler. Overall the system is not in good condition. Home has been vacant for over a year. We recommend replacing the control board with wire harness, cleaning the blower, repair low volt wire, replace heat strip kit, leak search, and ducts with holes in them. Also recommend condensation pump conversion, While in crawl noticed code violations with high voltage wires wire nutted with no junction box and found no disconnect at the air handler or heat pump.
Repaired leak on the recirc line for the located in the basement of the golf club. After making the repair I restored the water and checked for leaks. No leaks are present.
Came out to rebuild two shower stones for bathroom cut open wall to inspect found roof leak performed work shower working properly at this time
Yesterday our drain technician came out to the property and attempted to clear out the drain with a K750. He was unsuccessful in clearing out the line. Upon running a camera, I was unable to make it past the 80 foot mark from the clean out entrance. I located in the yard the obstruction and gave the customer prices to go ahead and fix this permanently. The customer stated that he is going to gather finances and call us back out when he is ready. estimates were provided.
Came out for waste leaking in basement gave estimate customer agreed installed new waste and overflow tested no failure at this time.
Today, I was called out to troubleshoot multiple electrical issues, including three circuit breakers that would not remain on for circuits labeled bedroom 2&3 and bath gfci, non-functioning outlets in the master bedroom, and inoperative lighting in both the laundry room and bedroom/office. Upon inspection, I quickly identified that all three circuit breakers were faulty. To confirm this, I removed the circuit wires and attempted to reset the breakers individually. Each breaker tripped immediately, even with no load attached. The breakers were Eaton Cutler-Hammer Arc Fault Generation 2 models, which are known for premature failure due to overheating. I replaced them with upgraded Eaton Generation 6 dual-function breakers for improved reliability and safety. In the master bedroom, the non-working outlets were traced to a poor connection caused by two wires wrapped around a single terminal screw — a substandard installation method. Customer called me out for a clogged toilet. Upon arrival I tested the toilet and it was slow draining. The home owners told me their daughter flushed a wooden orange down the toilet and it was stuck in there. I pulled and set the toilet on its side to reveal the orange in it. I popped it out and set the toilet back in place. Customer satisfied.

Came out to Joseph’s house to install three outdoor light fixtures and replace the old ones.
Came out today because the system was not cooling. This is the only system in home. This is a 2020 carrier heat pump/air handler that is zoned with two zones upstairs and downstairs. Upon arrival, found water inside of the drain pan and customer stated that this morning the system was froze up. Upon Inspection of the system found a fixed metering device, That is a piston. Offer found two Honeywell damper motors that when you close them, they would get stuck close and would not open back up due to the gearing inside being stripped out. The reason these motors failed is due to static pressure. When a system struggles to have the correct airflow, then it throws The entire system off. It causes the entire system to work much harder than what it is intended to do also upon inspection found the outdoor capacitor bad. This is due to extreme pressure on the system from the air flow. Homeowner had us out today because she noticed some water leaking on the ceiling. Upon arrival we noticed that there is a five year old carrier system inside of the home. We seen that the emergency drain pan was full of water and the primary drain was completely clogged. We also noticed some biological growth on the inside of the system. We unclogged the drain and poured 4 gallons of water to ensure that the system was no longer clogged. We also noticed that the system is not up to TE flood protection standard and recommended installing a wet switch. We checked refrigerant pressures which were with the manufacture specifications. We also checked electrical and found that the 70/5 capacitor was out of range and needed to be replaced. Homeowner approved to have drain cleaned and wet switch installed
