Make all repairs necessary to restore the unit to full health and eliminate all other concerns.
At arrival on 05/01/25: found whole home system not cooling due to bad contactor, bad blower capacitor, bad condenser capacitor, dirty air filter, no wet safety switches, no ss1 safety switch, dirty blower wheels. And most importantly the heat exchanger has a crack. Gave option to get a quote for a new system, but customer was only interested in a band aid option of replacing the contactor and filter.

Main / Lower system. Install. Air Handler installed yesterday. Meet crane to get heat pump to roof and install. Crane showed at 10:30. //Professionally installed heat pump on roof. Brazed with nitrogen. Pressure tested. Evacuated system below 300 micron. Replaced schrader cores. Charged system within subcooling tolerance. Installed locking caps. //System operational.
21 year old Lennox gas furnace and AC - Not cooling Cycled system on from thermostat and checked refrigerant pressures. Compressor is coming on intermittently and is loud. System is almost completely out of refrigerant. R-22 refrigerant is no longer available and neither are refrigerant related components such as compressors and coils. Performed refrigerant leak search on evaporator coil and found multiple leaking points in the coil. The evaporator coil is completely rusted out. The blower wheel is extremely dirty, and the blower motor is seeping oil out of the main seal on the top backside. the compressor windings are out of spec, the condenser coil is dirty, and the heat exchanger has a few small cracks in it. At 21 years old and operating on the phased out refrigerant, the only option I could give was to recommend updating the equipment. Homeowner is thinking about updating the basement equipment also as it is the same age and has not been working for a couple of years. Thank yo
Daughter’s room not getting any air. Two zones system. Damper for the daughter’s room was closed, even when thermostat was calling. It was wired to zone 2, at the board, but board wasn’t allowing power going to zone 2. I switch zone 2, to zone 3 wires and damper works. Tested multiple times , and damper is opening and closing, as thermostat calls for. No other issue at this time. Told customer, that if it happens again, zone board will need to be replaced.
Came to residence today for breakers tripping. Upon further inspection found a bad wire in the gfci box that was causing the breakers to trip. Tried to trace bad wire to see what was wrong with it and was unable to find the cause. So I left the wire capped and informed home owner if they find anything not working then we can discuss repairs when that time comes.
Made line set repair for system, moved filter drier from outside to indoor coil, pressurized with nitrogen to ensure no leaks, pulled vacuum for system, recharged 9.30lbs r410a refrigerant to manufacturer data plate. Installed Apco ultra Uv light air purifier to duct system. Tested system and everything working properly with no issues.
Install breakers with more that don’t have a known defect.
Install Chair Lift Outlet and Smart Switches
Demo and removed basement vanity and living room pedestal sink. Removed and replaced living room bathroom toilet. Removed downstairs broken flange, and replaced. Installed new toilet downstairs. Installed vanity with new faucet, and pedestal sink with reused faucet. Tested and cleaned up.
Upon arrival, customer showed us to the side of the house where a gas regulator was to be installed for the pool heater. After visually inspecting the gas line, we found a tee servicing an unknown gas line off the branch- the customer is unaware of additional fixtures that the unknown line could service. Due to the upgraded gas meter, we recommended that this unknown line be capped. With customer’s approval, we turned off gas to the residence and disassembled a section of existing gas line containing the tee and capped the bottom line. We then installed a 3/4” gas regulator and new section of gas piping, turned gas back on to the home, and relit pilot lights. No further issues present at this time.
Performed 1 system diagnostics on the upstairs AC system. I found that the furnace has a failed heat exchanger (carbon monoxide/fire hazard). The blower wheel is impacted with dirt. The blower motor capacitor is failing. The outdoor unit had a failed capacitor. I replaced the outdoor capacitor and ran the AC system. I checked the refrigerant pressures. The AC system also needs updating flood protection. The furnace and AC system was operating at the end of service call. Customer had me replace the outdoor capacitor only and setup to get an estimate to replace the furnace only.
Completed a plumbing inspection as dictated by TE’s plumbing form. Gave recommendation per the report and informed client.
