This is a rental property, Customer had us out today for a no cool. System is a Heat pump air handler, the system is 5 years old. Upon arrival system was not running, upon inspection of the indoor unit, found a clogged filter which caused the system to freeze, we found water in the drain pan that was triggering float switch, we also found that the drain line was clogged and that the condensate pump was also clogged, the vinyl tubing connected to the condensate pump needs to be replaced. The condenser coils did have some debris build up. The outdoor contactor and capacitor tested within range. When removing the float switch from the pan the system came on. When presenting the options to customer, customer declined all options at this time.
Performed fall home care on amana unit, checked tstst, cycled to heat mode, recommend replacing filter, noticed no light switch going to furnace, recommend adding light fixture, found blower wheel impacted, recommend pulling and cleaning, inspected burners, cleaned flame sensor, checked igniter, inducer motor checked ok, inspected heat exchanger, noticed a lot of rust and discoloration, coil has rust as well and is not leveled, recommended converting drain line to condensation pump, due to not ran properly, inspected outdoor unit, recommend cleaning condenser coil, spoke with customer about unit not having a disconnect, recommend adding disconnect, recommend replacing capacitor, check pressures, temp split, unit is working, explained to customer r22 is obsolete as of 1/1/2020, highly recommended install supervisor, customer interested in daikin fit, wants install supervisor to reach out to her, went over all estimates, customer only wanted to change filter at time
Made repair on leaking hose bib on the front of the home. Disassembled the hose bib and replaced the rubber washer. As a courtesy I also mounted the bracket for the retracting hose.
Installed two Samsung the frame tvs along with providing a new outlet.
Today, I was called to provide an estimate for a panel replacement. The existing panel is a Challenger brand, and the customer requested pricing for a new panel. During the visit, the customer shared their recent home inspection report. I conducted troubleshooting for some non-functioning outlets in the living room and a faulty GFCI outlet in the kitchen. I replaced the gfci in the kitchen. The outlets in the living room work, they are just controlled by a switch. Additionally, I reviewed the inspection report thoroughly and prepared a detailed quote to address all necessary repairs outlined in the report.
Came out for Home Care heating and cooling check. Home has new 2025 Daikin Communicating AC/Furnace for 1st and 2nd floors. For 3rd floor system is 2019 Trane AC/2007 Ruud Furnace. Changed out 2 16x25x1 filters. Cleared condensate lines, verified draining properly into plumbing stack located in garage closet. Daikin system has TE Standard flood protection, upstairs system only has pan switch. Upstairs system has no UV protection, main floor UV light is operational. Both outdoor coils have dirt and debris. Found Trane system appearing low on charge due to low temp split and low subcool. Verified both systems cooling and heating at this time. When inspecting upstairs heat exchanger did find signs of rusting. No apparent cracks and carbon monoxide detector did not pick up anything. Spoke to customer about these findings and main recommendation is to have install supervisor come out to discuss new furnace options due to age and condition. Troubleshoot for tripping circuit, issue is with switch leg, was not a completed wire and was double tapped into two hot circuits causing the trip. Customer opted to replace the switch leg. Ran new leg, rewired both switches with new wiring diagram, tested all circuits, good to go.
Client has us out because him and his wife smell a gas leak somewhere on the property. We were out a few weeks ago and installed so,e gas piping and a shut off valve behind the stove that I bubble tested prior to leaving so we know the leak isn’t from there. With a gas sniffer I was able to locate the leak at a transitional fitting from the black iron service to the CSST piping ran for the stove down in the crawl space. Client does not want to contact the contractor who did the install and would rather get it repaired or replaced through us. I presented options and today we went with just a repair, work is complete and gas is back on with NO leaks.
Client has us out today because his water heater is leaking from the tank, this is a natural gas water heater that’s 13 years old. Returned on site Thursday, August 21st to complete install of the customer supplied water heater. He purchased a 40 gallon Rheem natural gas for the home, which will provide sufficient hot water to his 1 1/2 bathrooms in the home. There is NO warranty on customer supplied products.
Replaced failed blower motor, control board and cleaned outdoor condenser coil system back up and cooling with no other issues at this time.
Upon arrival customer stated that indoor unit blower fan was not coming on and working. After inspection of system found that unit has a failed blower motor, the control board did get wet and the numbers and letters on icon screen kept fading in and out. Do recommend replacing control board and blower motor. Parts supply house was closed, will call in morning and reach out to customer.
Replaced switch for disposal in kitchen, also replaced second switch in same box and remade the electrical tap in the box.
Rewire of right side of panel, demolition of emt in attic and addition of new romex to complete circuits, defining neutrals and bonding all ground wires. Panel re labeling Pool circuits have been disabled.
