Client has us out today because his water heater is leaking from the tank, this is a natural gas water heater that’s 13 years old. Returned on site Thursday, August 21st to complete install of the customer supplied water heater. He purchased a 40 gallon Rheem natural gas for the home, which will provide sufficient hot water to his 1 1/2 bathrooms in the home. There is NO warranty on customer supplied products.
Replaced failed blower motor, control board and cleaned outdoor condenser coil system back up and cooling with no other issues at this time.
Upon arrival customer stated that indoor unit blower fan was not coming on and working. After inspection of system found that unit has a failed blower motor, the control board did get wet and the numbers and letters on icon screen kept fading in and out. Do recommend replacing control board and blower motor. Parts supply house was closed, will call in morning and reach out to customer.
Replaced switch for disposal in kitchen, also replaced second switch in same box and remade the electrical tap in the box.
Rewire of right side of panel, demolition of emt in attic and addition of new romex to complete circuits, defining neutrals and bonding all ground wires. Panel re labeling Pool circuits have been disabled.
Client has us out today because there is a gas leak behind the stove in the kitchen. The leak is coming from the 1/2 black iron 90 as whoever did the install could not tighten it fully due to a stud being in the way. As well as you cannot get to the stub up down in the crawl space as hard duct work blocks the access point. I presented options and today we went with replacing the prv, as well as gas work necessary to repair the leak behind the oven. Added new gas valve as well as tied the oven back in and tested to ensure gas was getting to oven. Client happy with work performed.

Client has us out today because at her rental property the toilet in the upstairs leaks every time you flush and it leaks down onto the ceiling in the bathroom below which has caused the ceiling to cave in, the basket strainer for the sink on the left side leaks which now has caused a bunch of fruit flies to overtake the kitchen sink area, as well as the kitchen faucet constantly leaks. I also uncovered the house has high water pressure which is the direct reason the kitchen faucet is dripping. I presented options and today we went with the peace of mind, which included replacing the kitchen faucet along with the basket strainer for the right sided sink in the kitchen, pulled and reset the toilet (new wax ring, flange bolts and supply) as well as installing a new prv. Water is back on with no leaks.

Upon arrival landlord advised me that the system for house was not cooling. Spoke with tenant who just arrived on property and they advised me this is an air b n b and she just got here and air was not working. After inspection of 26 year old gas furnace and 14 year old ac and coil. Found that an outdoor capacitor was installed on this system but was not wired properly (see picture attached). After speaking with Landlord, he stated that this capacitor was installed almost 30 days ago. This equipment has been running like this for almost 30 days prior to our arrival today. The common and compressor (herm) terminals were switched around. Switched wires back around to proper terminals, tested and found that compressor is not pumping refrigerant correctly, refrigerant pressures are very high for r22 refrigerant, and that condenser fan motor is very loud and windings are screeching inside motor. System has failed compressor and condenser fan motor along with other issues within the equipmen
Customer toilet was clogged up with a soft blockage. The main line was good. We ran our 6 foot tall auger to clear soft blockage
Client has us out today because after her shower yesterday she could not get the water in the master shower to stop running. She has the stream labs and was able to turn the main off on her phone. This is a three handle shower valve that has been rebuilt before. I was going to talk replacements but there are back to back tiled In showers and she is NOT wanting to go through any tile. I presented options and today we went with rebuilding the three handle shower valve in the master bathroom as well installing a new expansion tank on a bracket above the water heater. Work is done and water is back on with no leaks.
Troubleshoot electrical issue. ISSUE: outlet in living room, not working, look at outlets and patio LOCATION: living room and patio FINDINGS and resolution: outletin living room needed to be rewired. So I added a wire tap to the job. Demoed out one outlet and MC cable in patio. Installed new box for outlet on wall, was unable to recess outlet because it was solid wood and part of the foundation of the home. Change chandelier in front entry Add chandelier in living room with new switch with dimmer and new light box Troubleshoot outlets in living room and demo/move outlets in closed in patio area. Replace two ceiling fan boxes and install new ceiling fan Add outlet by gate Only one fan box needed to be replaced, we installed ceiling fan after replacing. Both ceiling fans have been tested and are functioning properly on the same remote.
