Jansen was very knowledgeable and professional. He explained the work he was doing, why he was doing it, and how it would improve our situation. He also gave us multiple options for things that needed to be done without pressuring us into getting it done immediately.
On line services were available after hours. Scheduling an appointment at my convenience was offered. Technician arrived when scheduled and was completed in less time than quoted.
We signed up for the Annual Maintenance right after purchasing our home. I wasn't so sure it was worth it, but I found the electricians very professional and the work they did was quality. I wasn't so sure about the initial HVAC visit in fall of 2023, but we just had our spring 2024 visit from Jeremiah and I will say he made it worth it. I watched over his shoulder, mostly just out of curiosity and a love to learn. He was patient answering questions, and I was very surprised, especially considering the other con-artists,,, ur... i mean contractors I've dealt with. Jeremiah was very knowledgeable, and performed the maintenance with a thoroughness and attention to detail I can rarely ever find. As an engineer, I likely view things more critically and detailed that others, but that didn't phase Jeremiah in the least. He provided several photos of not only the work he recommended, but the results afterward, as well as other areas that did not need additional attention. Luckily, he found some things that could have caused problems, and we were able to correct those now so that we are not having worse problems at a time when it is difficult to get a technician scheduled. I would definitely recommend Jeremiah, and he is a sterling representative of TE Certified. I plan to ask for him next time by name. TE Certified should be okay with that as he sold me on some tasks that I could have done myself, but elected to have him do them because of his professionalism and demeanor. Great job Jeremiah!

Today we performed a home care electrical inspection. We replaced 10 total existing light fixtures with new wafer lights. We demoed out wiring and old light fixtures on the staircase on the back deck. We supplied and replaced four lightbulbs in exterior floodlights. We installed three new smoke detectors in the basement. We will return on Tuesday to complete the remainder of the work.
Met with Mr. Brown, and he stated that he had a shower cartridge in his guest home that was scolding, and would not provide any cold water. I went ahead and turned the water off, removed the cartridge , and noticed the cartridge was inserted incorrectly. I also noticed that the handle was on the wrong side, which was also causing temperature issues . I went ahead and took apart the cartridge cleaned out any debris and inserted the cartridge in its proper position. Hot on the left hand cold on the right. I also adjusted the scold guard to allow an adequate amount of hot water. I then repositioned the handle to allow proper cold and hot water flow. I tested the shower to make sure there were no further issues.

All lighting on one switch. We wire in a new mini split circuit with a 6/2 wire to future proof the circuit and also due to not knowing the size for the equipment.

Today we came out for main level not cooling and high pressure switch opening 2020 rheem 4 ton econet. Cycled equipment from thermostat checked operations found failed condenser fan motor under parts warranty. Ordered motor and signed client up for two system home care. Made return visit with dispatch,
Return visit today to install evap coil, liquid line dryer, new refrigerant, wet switch, and SS one drain safety. As well as replaced length of ductwork that was damaged. All these repairs were done and were successful. The home is still under moisture treatment. It is 90° in the upstairs portion this home and 75 on the lower portion and 65 outside. I do need to do a return visit just to check this pressure in a few days when the work is done and the temperature in home is normal. We’ll set this up with the office to return one day toward the end of the week or early next week. Recommend becoming a magnet customer to save $659 today. Maintenance
Performed diagnostic on 2017 Lennox builder grade heat pump system. This is a zone system. This unit is not sufficient for a zone set up. It was a bad design from the beginning. This unit has frozen and water has gotten the ductwork ductwork has collapsed and caved in the ceiling in the bedroom upstairs. The reason the system froze up is because the coil is no longer metering refrigerant properly. Tested system and coil by removing the bulb and testing outside the coil. There is no change. I added a pound of refrigerant. There was also no change.The system needs a new coil, all new refrigerant, and a section of 10 or 12 inch ductwork replaced at minimum recommend adding more flood protection if you were gonna even consider repair. The only flood protection in place is the very very minimum. There is a drain pan safety switch that apparently did not do its job. Recommend adding a wet switch and an SS one in line drain safety. Today I ran in you 30 amp two pole circuit from the main panel, across the basement, and into a disconnect next to the furnace. I ran a whip from the load side of the disconnect into a humidifier that our HVAC department installed.
Replace sediment filter in basement, replace tub spout in basement bathroom
We replaced the photocell on the landscape lighting transformer with a new mechanical timer. We set the timer to turn on around 6pm and turn off around 7 am. I discussed with the homeowner that in order to change the time, it will have to be done manually. He is okay with leaving the timer on the same time throughout the year. I checked all outdoor landscape lights and they are operating correctly off the new mechanical timer. We also replaced 8 bulbs for the front of the house sconce lights. 3 of the 8 bulbs do not work. I recommended to have the lights replaced. The homeowner was already considering this option. I also recommend installing whole home surge protection for the main disconnect on the outside of the home. This will help protect all of the A/C units and pool panel from surges. Everything is working upon departure.

Pex pipe leak in utility room wall, the customer had already removed Sheetrock from that area when we arrived. We found water spraying from pipe when we removed insulation. Upon further inspection we found a Brad nail had punctured the pipe. Estimate includes performing a spot repair. Performed work as per estimate
