Based on our findings today, it might be time to think about getting a brand new system. System not cooling properly. Found filter very dirty and low on r22. And has a restriction. System struggles to keep cool in the heat of the day rising over 10 degrees. Duct work has multiple air leaks, and is over 30 yrs old. Lacking lots of insulation. Contactor is pitted and cap is poor. System does not have any warranty to it. Do not recommend repairs due to cost and warranty purposes. Coil is dirty as well

Client has us out today because she has a leak on her kitchen drain line, the leak is accessible from the outside of the home. The drain lines ran throughout the home are galvanized and are in overall rough condition. The bottom has rusted out in 2 locations within just a 5 ft stretch at the kitchen drain leak. Speaking with management we decided we are able to make a comfortable repair however we cannot leave a warranty on galvanized repairs. I am building a repipe option to update all drain lines to pvc. I presented options and today we went with just a repair. I cut out the galvanized section that was leaking and rep, aged it with pvc. Tested and there is no leaks. Client is happy with work performed, she is aware there is no warranty with the repair.

Performed diagnostic on 9yr old Goodman heat pump, upon arrival customer stated unit wasn’t cooling properly the other day so he went under house to check filter and found water, checked tstat, nest at 77 reading 77, set temp to 71, unit started up, went in crawl space, inspected ductwork, a lot has been replaced but supply plenum and return plenum in poor shape, recommend replacing both supply and return plenum, inspected air handler, found a lot of rust on bottom of casing also around evap coil, unit has water leaking from bottom, primary drain pan full of water, explained to customer drain line goes straight across the ground and has no fall so water sits in the pipe and cause sludge, which caused the drain to back up, recommend converting to a condensation pump, blower wheel heavily impacted, a lot of biological growth inside system, recommend apcox to help prevent future growth, blower capacitor reading below specs, recommend replacing, inspected outdoor unit, found coil impacted,

Based on our findings today, it might be time to think about getting a brand new system. Main floor- compressor is bad. And Txv. Running at over 33 amps on full load when manufacturing calls for 26 max. Cap is poor contactor is pitted. Plenums in poor shape. Do not recommend repairs as it it over 15 yrs old and has no warranty. Fan motor is bad as well. Seized up. Does not start unless it’s manually pushed. Basement. Compressor is out. As soon as it turns on pressure rockets up to over 700 and cuts off after about 3 seconds. There is no high and low pressure switches on this unit.

Client has us out today because she has a leak on her main water service, the exact area she’s had repaired 3 times now. When you turn the water on it Immediately starts pouring out if the ground, it looks like the previous repair was buried MAYBE 3 inches and that’s being nice. As stated client says she’s had the area repaired multiple times now and breaks keep happening. I presented options and today we went with just a repair on the main service line. I dug the main up and found the line is intact buried extremely shallow. I do recommend to replace the line but however we got the line repaired and water back on with no leaks.

Homeowner had us out today because both systems inside the house are not cooling. Upon arrival, homeowner informed us that they recently came back home from vacation and noticed that the entire home was very hot and was not cooling very well. We noticed that there are two systems both from 2006. For the second floor system we found at the outdoor high voltage was badly burned and tripped the breaker. We found that for the main level that there was a burn contactor and fail, capacitor, and it was the same on the second level. We also noticed some biological growth on the inside of the system which we recommended installing the Apco X for. We also noticed that both condenser coils were dirty and needed to be cleaned. The main floor compressor was pulling high amps at 13.8 with a max of 14.4. Homeowner approved to have all repairs made. We also did recommend looking at options of replacement which was declined at this time. We also cleared out both condensate drains. We added a leak seal

came out to a no cool. I found that the system had a bad capacitor. I found that the compressor amps were just a little out of range as well. I also found that the condenser coils could use cleaning. I changed the capacitor and checked temps and pressures and the system is currently running according to specifications.
