Came out to a no cool and found that the system had a bad flame sensor. The sensor can no longer prove flame and needs to be replaced in order to further diagnose the system. Repla d the flame sensor then ran the system for 30 minutes the system is now working according to specifications.
Whole House Electrical Check-up. Includes checking of all major electrical components and spot checking existing outlets and switches. FINDINGS: today we did a whole house electrical check up/home inspection after homeowner had a flood downstairs from the water heater we came across all devices are backstabbed. Many switches and outlets are cracked and have signs of overheating. Highly recommend updating all the outlets and switches in the home along with the panel that is original to when the house was built. Noticed some discoloration on the busbar in the panel. All smoke detectors are over 10 years old. They’re all from 2007. The house does not have a whole house surge protector, so the house is not up to code electrically.
Home Care - Single system Spring/ Fall Maintenance. Completed the HVAC heating and cooling inspection checklist. I ran the system in heat and cooling for 30 minutes and the system is operating according to specifications. I flushed the drain line with two gallons of water. I added drain cleaning tablets and endure to the system to assure it’s draining properly. Please refer to my Inspection checklist for more details. The customer decided to sign up for a maintenance plan.
Homeowner stated that electric bill was $800 in this vacant home. The furnace is the only thing pulling power in home. Roughly 20-22 amps. Same load is on main line in panel and in meter. Cannot test power company side in meter. Recommend reaching out to power company.
Troubleshoot for tripping gfci, led to the discovery of a ground being used as a neutral pathway. We ended up adding a new leg for the outlet, and we were able to dedicate a neutral for the existing circuit. Tested all switches and outlets.
We installed a new furnace for the house
Came out for a no heat. Found that the gas company had shut off the gas meter but due to the inlet being broken it was not locked. Found no sediment trap on the system and flu pipe is in very rough shape with lots of tape on it. Recommend adding sediment trap and replacing flue pipe to ensure a good connections and no leaks. Once repairs were completed, went to the gas meter turned it on inspected gas lines for leaks with leak bubbles. All connections are good and tight. No leaks. Did not turn furnace on as gas company would need to inspect the meter and everything else to ensure that it is safe.Shut gas meter back off as it was when we arrived. Customer stated she will have us back out once she gets gas on the house
Based on our findings today, it might be time to think about getting a brand new system.
Home Buyer Inspection Estimates for Repair or Replace on Systems
We performed a diagnostic and found that the issue was coming from a burnt outlet. We replaced the outlet
For this job I came out and pulled and reset a toilet that was loose. I removed toilet cleaned toilet flange checked integrity, replaced wax ring and nylon bolts. Reset toilet and placed a new hygienic seal to secure bowl. Tested and check for leaks, conducted a super clean up.
FourThis job I rendered leak detection services for homeowner, after a thorough evaluation I discovered no leak on Water-main service or in the home. After discussing my findings with the homeowner, she revealed to me that she has had several plumbing professionals out as well as another leak detection company to assess her high water, bill and search for any possible leaks. All of the professional technicians mentioned above came to the same conclusion. Homeowner went so far as to have channel 2 news come out and do a story And unbeknownst to her, the water company came out and replaced the meter that she believed to be faulty. Tonight was the first time she had gone out to her meter since the news story interview, and she was surprised to discover that it had been replaced. up till now she hadnt noticed it.
We were called out for. Bottle in toilet and shower back up. I pulled the toilet and flipped it, then used auger to push bottle out cleaned area replaced wax ring and reset toilet. Cabled through shower floor drain to remove hair. Both lines are open and flowing at this time.
