Mike Pharr and associate were prompt, professional, courteous, and quick. Two toilets were replaced and I had nothing to clean up when they left. Great service 👍🏽

Panel is from 1986 recommendations are replacement or at minimum rejuvenate existing panel. Doubled up neutrals need to be separated. Also hanging light fixtures in laundry and upper hallway need to be secured to ceiling.
Customer stated no heat in all units. Found unit in the back is a gas furnace. Turned system on and it began to heat. Found the other 4 units are air handlers with no heater kits and outdoor units that are straight ac. Found all t stats don’t have a W wire hooked up. Informed customer of findings and reason there is no heat. Spoke with customer about options of installing heater kits or replacing systems for heat pumps. Informed customer just heater kits will not heat properly and will cause electrical bill to increase by a lot. Customer is aware of findings and solutions. Customer has elected to pay the service call fee and get back to us when he’s ready to make a decision. If customer calls back for repair we will build estimates at that time.
Directional bore new Watermain service from existing meter box to utility room in closet by kitchen, sleeve new water, main service from existing water, meter through new penetration, adjacent water heater and utility room off kitchen. Install new courtesy valve box in front of existing meter box install new watch 25AUBPRV install new three-quarter full port ball valve for whole home shut off, RePipe area above water heater where leaks are present, and replace failed expansion tank. Installation: Successfully installed a new sleeved water service line, home shut off, PRV, and a new expansion tank. Along with the expansion tank we repiped the cold inlet on the water heater. Set PRV to 65 psi and set the expansion tank to 70 psi. Tested everything thoroughly ensuring no leaks. Informed customer that the street side of the water meter is still leaking.
Came out for toilet running gave estimate customer agreed replaced fill valve,supply line,kholer seal,emergency stop. Tested no failure at this time.

Federal Pacific because of that we cannot do any electrical work in the home until that panel has been replaced because of the fire danger and other issues. Federal Pacific panels have a very high fail rate for the breakers inside the panel. The only thing we can do at this point is give a quote on replacing the panel outright. Once that has been done, we can work on any electrical problems inside of the house. Troubleshoot for outlets and switches not working. The outlet issue was due to an old and no longer working GFCI in the downstairs bathroom, and the switch for the same bathroom light was also no longer working. Panel needs updating, old rusted breakers and shared neutrals, no whole home surge. Installed three new GFCI outlets, downstairs bathroom and two in the kitchen, new whole home surge with a wall kit, panel restoration including all new breakers (main included) and separation of neutrals, cleaning and re oxidizing of aluminum wires.
Preformed heating inspection on Rheem dual fuel system. Filter is 410 AprilAire and is still clean. Found gas line not up to code due to not having a sediment trap. Blower is spotless and amps are good. Temp rise is good. Flame sensor is clean. Inducer amps are good. Tested drain with water. System has inline float and emergency float but not TE standard flood protection. Highly recommend we add a TE standard flood protection. System is not protected by uv. Spoke with customer about the importance for the system to be UV protected as well as the benefits for everyone in the home. System is currently heating well. Only recommendations are to bring gas line up to code, add uv protection, and add TE standard flood protection. Customer went with all recommendations. Installed apco x, wet switch, and sediment trap. Tested everything and ensured system operating properly before leaving.
