Came out for a leaking expansion tank, went ahead and replace both expansion tanks above heaters
For this job I fixed a leak right at the penetration point of the home where the water line went in the home. I had to dig outside and stub in a new water line in order to repair the leak. Sealed the penetration with hydronic cement and tar. I also added and courtesy valve at entry point. I also replaced pressure regulator that was only allowing psi to be at 40. I set the new psi at 65 on the new pressure regulator. Tested and left working area clean.
Remove existing units, install new 50 gallon Rheem units, lower both units into a drain pan on the floor, repipe all water lines above units with new expansion tank and isolation valves. Extend gas lines over in hard pipe then transition to a flex whip into the units. Both heaters will come with a standard 6 year warranty All work has been completed and everything is working properly.
I install two new chandelier lights in the kitchen and living room, added 3 wafer lights in the garage and two in the kitchen and reading book area, I installed 6 dimmers, 2 in the master bedroom , two in the kitchen , two in living and reading room.
Upon arrival, it was explained that the shower when used at night was not getting hot and staying hot. These issues were happening intermittently after confirming the water heater was making hot water and holding a consistent temperature. I performed a crossover test and narrowed the issue down to the shower that was having the issue. After her approval, I removed the shower cartridge in order to identify what model it was. I will need to contact the manufacturer in order to find and verify a replacement. I am leaving an estimate for replacement of the shower valve in the event that we cannot locate the cartridge and replaced the cartridge.
Arrived on site for a 2 system Homecare. Both systems are 2022 carrier split system. The main floor and lower level are controlled and zoned by digital thermostats. The upstairs is not zoned. Both systems had very dirty filters. We also found all supply and return vents had homemade filters installed which heavily restricted airflow. The duct runs were undersized, dirty and poorly designed. They are original to the home and haven’t been adjusted when the newer systems were installed. The attic temperature today was 90 degrees with the outdoor temperature of 55 degrees and the indoor temp at 70 degrees. Due to ambiet temperatures and major airflow issues we were unable to truly diagnose the refrigerant circuit of the upstairs but in cooling it wasn’t effective.we have a comfort consultation on the 10th to discuss duct redesign. We flushed drain lines and thoroughly tested all mechanical components and confirmed operational status upon closeout. Call complete. We will readdress upstairs
Install smoke detectors throughout the home. Performed complimentary panel inspection. Multiple breakers had loose screws. We tightened all breakers. Everything tested and working properly.
Troubleshoot washing machine not working. Gould breaker failing replaced breaker in GFCI outlet.
Homecare Inspection 2 systems. Customer signed up for new Homecare which had lapsed. Checked electrical components, checked delta t, checked filter upstairs customer will replace it themselves, replaced filter for main floor system, cleaned flame sensors, checked blowers, flushed drain lines and tested condensate pump, added pan treat tabs to pump, tested heating and cooling from thermostat, tested safeties. No biological growth present in ac coils, everything working as it should at this time. Recommended IAQ options.
No heat on a 2022 system with 3 zones, 90% gas furnace. Alert Code 227 (low pressure switch opened). Lot of water in the draft inducer motor and didn’t allowed previous switch to close. I remove draft inducer motor and cleaned it. Assembled back in place and heat started normally. Tested system multiple times with no issue. All three zones are working properly. Recommend to sign for maintenance plan, and take advantage of a free electrical and plumbing inspection and two hvac visits a years, plus 10% any for repair. Signed up customer for maintenance plan for one system.
Performed one system inspection and found that the homeowner had inadequate flood protection. I recommend adding an in-line float switch, homeowner approved the repair and I installed and tested the new float switch. At this time, the system is operating properly.
