Today I completed a plumbing evaluation due to concerns about a high water bill. During my inspection, I found that the home water pressure is currently higher than the recommended range, which can cause fixtures to drip, operate, improperly, or fail prematurely. I also inspected the home pressure reducing valve and found that the PRV is actively dripping. A continuously dripping PRV can’t contribute to increase water usage and may be a factor in the higher water bill. I explained these findings to the tenant on site. He attempted to contact the landlord for approval, but she was not available to answer the phone at this time. I advise that correcting the high water pressure and addressing the leaking PRV is important in order to prevent further fixture issues and avoid continued water loss. I will be providing repair options along with this invoice for the Landlord to review.
