Customers pressure regulating valve was leaking from the stem, and the thermal expansion tank was no longer working appropriately. The pressure was at forty p s.I. Customer agreed to have the leaking pressure regulating valve and thermal expansion tank replaced. No other issues with the water heater. I turned the water off locally underneath the p.R v and drained down the house as best as possible.And then replaced the pressure regulating valve.I then repip the thermal expansion tank in such a way that it is bracketed to the side of the water.Heater.
