Today Lauren has called us out here to take a look at two showers in the home that don’t produce hot water, but Luke warm water. Advice to Lauren that most likely the cartridges inside both of the shower valves are no longer functioning correctly and allowing too much cold water to mix. I suggest that we replace both the cartridges and I should take care of the issue. I also highly recommended to replace the PRV that is no longer keeping code compliance of 40 to 80 psi. The pressure was sitting at a stagnant 130 psi. Lauren is aware and agrees to replace the PRV and the shower cartridges. Swapped out both cartridges and the primary bathroom and guest bathroom. Removed old PRV and installed a new one with a new ball valve and a tag marked on the handle for emergency cut off. Turn water back on and tested work for functionality and setting the pressure to 65 psi. Found no issues with the work that was done today and performed a walk-through with Lauren of the work that was done.
