Water heater located in the garage is pouring water from the t&p valve continuously. Shut off the water to the home and drained the system. Disconnected and removed the water heater, removed the pressure regulator valve as well. Installed a new pressure regulator valve and a new shut off valve for the home. Installed a new 50 gallon gas water heater, with a pan, thermal expansion tank, and new gas supply line. Turned on the water and pressurized the system. Ignited the water heater and purged the lines. No leaks detected. The water heater is functioning properly and within regulations.
