Responded to service call regarding non-operational water softener installed approximately two years prior but never activated. Upon inspection, determined the existing water softener unit was non-functional. Bypassed the system by looping the water lines and removed the defective softener from the premises, allowing uninterrupted water flow through the home's plumbing system.
Diagnosed and repaired water leakage from humidifier by replacing damaged internal water line and worn humidifier pad. Performed system cycle test to verify proper operation, inspected furnace for water damage, examined heat exchanger and burners, and replaced customer-supplied air filter, restoring system to normal functioning condition.
Responded to no-cooling service call for 20+ year old AC system. Diagnosed failed capacitor as the root cause. Replaced capacitor and restored proper cooling operation to the aging outdoor unit.
Assessed 23-year-old A/C condenser unit positioned on deteriorating wooden platform that has partially collapsed on one corner. Unit is mounted on a hillside against concrete wall with significant rot in the support structure. Recommended complete system replacement rather than attempting to level existing platform, as moving the aged unit for repairs would not be cost-effective.
Performed scheduled maintenance on customer's Infinity furnace, which is less than 10 years old. Comprehensive tune-up confirmed proper operation with good gas pressure, clean filter, solid electrical connections, and functioning flame sensor and ignitor. Also completed the previously approved gasket repair while on site. System is operating efficiently with no issues detected.
Responded to service call regarding leaking kitchen faucet. Upon inspection, determined existing faucet needed replacement rather than repair. Successfully removed old double-handle chrome faucet and installed new brushed nickel high-arch faucet with side sprayer on granite countertop with double-basin composite sink. Tested new fixture for proper operation and verified no leaks.
Performed biannual maintenance check on HVAC system. Inspected AC unit, which had frozen due to dirty filter; confirmed system is now operational but reading slightly low refrigerant levels. Conducted furnace maintenance including gas pressure verification, flame sensor cleaning, and filter inspection. Noted air exchanger filter requires replacement and customer was instructed on proper replacement procedure. Identified potential need for refrigerant recharge next season and documented intermittent fan motor operation that previously required manual starting.
Responded to service call for AC leaking water. Upon inspection, found system completely iced over due to severely clogged air filter. Disconnected power at safety switch, removed and replaced dirty filter, and allowed unit to defrost. Customer advised that follow-up visit will be required to properly check refrigerant levels once system has fully thawed.
Ac start up complete. This heat pump is now operating properly. Vacuumed system and charged. Tested for proper subcool.
Estimate to replace water softener. I’ve reduced the price of a PRV installed with the water softener.
Installed 50gal standard vent Bradford white water heater. Upsized venting to 4” back to chimney. New cold water supply ball valve and expansion tank. New gas valve and line. All tested and no leaks, heater fires perfectly.
I checked the system and the gas lines for any leaks. I cycled the system on high and low heat and checked for gas leaks with a leak detector and soap. I did not find any leaks. I set up the Wi-Fi on the thermostat. The system is in normal operation.
