04/15/25 Rob J II We discovered that the gas valve on the water heater is faulty. Initially, combustion was achieved, but it promptly ceased. Consequently, the gas valve will require replacement along with the pilot assembly as a unit. Considering the water heater’s age of nine years, we also recommend replacement, as its life expectancy is typically ten years. We offered the customer options for replacing the water heater or repairing it. After discussing the matter with their spouse, they believe they have a friend who can assist them.
Relocated drain waste and overflow to fit new tub. Threaded pex adapter leaking, replaced pex b adapter with pex an adapter and properly attached pex. Tested for leaks, none found.
Installed air conditioning. Changed the disconnect and connected high voltage. Connected low voltage to communicating system. Linked system to S40 controls. Cycled system and verified operation.
Client would like to add outlets in mechanical room. And possibly more outlets in the garage in the future.
Kitchen drain clogged, cleared and tested, draining perfectly.
04/10/25 Rob J II Today, we returned to replace the anode rod and flush out the water heater. The repair was successful, and the system was working, and we checked for leaks; no leaks were detected.
Discolored area is dry and we were unable to recreate the leak. Tenant will continue to monitor the area and call back if it spreads out.
04/08/25 Rob J II Today we returned to run a new sump pump, discharge line from the pump all the way to the back wall. 04/04/25 Rob J II Today, we found that the sump pump discharge line separated above the furnace ductwork, causing water to pump into the basement and not outside. We set up a temporary discharge line to the utility sink today. We will be returning Tuesday at 10 AM to run a new discharge line for the sump. The customer enrolled in the family rewards club.
This system is now operating properly. The furnace had a grounding fault code. We found a very loose ground wire in the chassis of the furnace, causing the issue. Tested system and had no problems after tightening connection.
