Homeowner had us out today because the system is not cooling properly. Upon arrival, homeowner showed us an area inside the home where there is some water damage and told us that sometimes even when they turn the thermostat into the off position, it still blows out hot air. The system is a five year old Goodman heat pump. We noticed that the outdoor defrost board has burned and is causing the system to run in heat no matter what setting the thermostat is in. We also noticed that there is a lot of water buildup in the emergency drain. There also is no flood protection on the system. We noticed some biological growth inside of the system, mainly due to having no filtration and lots of condensation. The outdoor coil needed to be cleaned and the blower wheel was dirty.
