Performed a Homecare two system inspection. Observed system performances, checked filters, flushed the condensation drains, cleaned the flame sensors, checked the condition of the inside and outside units, checked the refrigerant charge, and checked the electrical connections and characteristics of system components. Upstairs system is performing well and recommended to install Uv protection against biological growth and germs. The condenser coil needs to be cleaned to preserve longevity for the upstairs outside unit. The basement/main level system checked and found system low on R 410a and the inducer isn’t performing smoothly has the bearings of the motor are starting to fail. The furnace area has a lot of rust on the burner compartment and inside the heat exchanger. The homeowners will contact the contractor that installed the main level system to inquire about pending warranties. I presented options for the homeowner to address the findings today including repairs.
