Homeowner had us out today to complete an inspection. Upon arrival, we were informed that they are currently selling the home and wanted to get a full inspection on the system to see the condition. We noticed that there is a Lennox heat pump system from 2017. We noticed some water in the emergency drain pan there is no flood protection on the system. We tested the condensate pump and also tested the drain to make sure that the system was draining correctly. We tested all electrical on the system and noticed that there was a 7.5 capacitor that is out of range reading 7.05. We also noticed in biological growth on the inside of the unit and recommend installing UV. We checked the outdoor system and noticed that the refrigerant pressures were low indicating a leak within the system. We performed a quick leak search on the system and found that there was a leak on the evaporator coil. We also noticed that the 40/5 capacitor was out of range on the fan reading 4.0.
